  • Tenant agrees to leave the premises and its contents in the same condition as Tenant found the premises to be upon move-in, normal wear and tear expected. 
  • All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles at check-out. If the home is left in an excessively unclean manner please note we will charge $50/hour for additional cleaning time needed after your departure.  
  • The maximum number of occupants shall not be exceeded. Occupancy exceeding the sleeping capacity, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises are grounds for eviction.
  • Check-in time is after 4pm, may be as late as 5 or 6pm in peak winter and summer season.  Check-out time is 10am.
  • No open flames are permitted on balconies or in the unit with the exception of fire contained within a wood burning fireplace. Do not dismantle smoke detectors. Use the overhead stove fan when cooking to avoid accidental activation of smoke detector alarm.
  • There is no daily maid service.  Additional maid service can be arranged for a fee. Please contact us in advance for pricing.  A starter supply of paper products is provided.  Any additional needed during your stay is your responsibility.
  • "No pets or emotional support animals" policy must be observed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
  • Smoking (cigarette and marijuana) is strictly prohibited inside the unit and on any outdoor patio or balcony. Your damage deposit will be forfeited or you will be charged a $1000 fee if you opted for damage insurance as smoking is not covered under the insurance.  You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  This is also grounds for eviction.
  • Quiet hours are 10pm - 8am.  Any violations will result in a fine of at least $150.  Repeated violations are grounds for eviction.
  • If your vacation rental requires a parking permit for a vehicle, this pass must be left or returned per your rental instructions, or there will be a fine of $200 per missing pass.
  • Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25). We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted with forfeiture of all monies.
  • Owner or owner's agents may enter the premises in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).
  • Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
  • iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
  • Tenant hereby acknowledges that if the premises they have reserved includes a community pool and hot tub or private hot tub and the undersigned agrees and acknowledges that the community pool, hot tub and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings,Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool, hot tub and patio areas.
  • Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
  • Any violation of posted rules at property that incur a fine will be the responsibility of the tenant. Examples include access outside of pool and hot tub hours, improper disposal of trash, smoking, excessive noise, parking violations.  
  • By signing this agreement you agree that your rental is transient in nature and does not provide you with tenant rights.  Transient accommodations or “short term rentals” are also subject to applicable Colorado Sales, county and city taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your booking accordingly.  We are required by law to collect all applicable sales taxes.

Amazing Stay and Great Location

This was my second stay in this cute, quiet condo. Last fall (September), it was the most optimal place to stay with access to so many great hiking trails just outside the door. It was cool and cozy, and I loved the ambiance of the electric fireplace.It put out just the right amount of heat and there was no messy ash to deal with - just a click on a remote control. Ruggerfest happened just two buildings away and was fun entertainment, and sitting in the hot tub (always on) was great too. This trip (summer), the location relative to all of the activities in town was unbeatable. Aspen's Food & Wine happens right outside (a 30-second walk away), and watching the music students playing in Wagner park and along the mall is really nice. The 1-minute walk to that park means that you're close to all of the core activities, but just far enough away to not hear noise from the condo when you're wanting to rest up between hikes. This condo is at the south-most end of a walkway, so is really private with nobody walking in front of any open doors or windows. The beds are really comfortable, with plenty of pillow choices (flat to full). The closets are small, but professionally built out to easily hold everything you'll need for a couple of weeks. In the afternoons, you can sit on the front or the back patio and hear the poolside concerts from the St. Regis next door. It was really clean inside, and had some nice-to-have features like a wine chiller, a Vitamix blender and a milk frother for my morning lattes. I'll be back for ski season this year! This condo is the best location in town and is a short stroll to both the gondola plaza and to Lift 1A. You can also ski-in right to the back door, drop your skis in the closet, and be at Ajax Tavern or Limelight for apres-ski in two minutes. The location is unbeatable! There is also an attached washer/dryer room, so it's very convenient.

Quaint 2 bedroom apartment in central location. Appreciated the coffee/tea left. One room/bed is bigger than the other and both have mattresses are on the firmer side but we were able to make it work for 4 adults. Unplug the cube alarm clock as that oddly goes off at different times. A minor issue arose and it was handled swiftly. Lovely stay,

So many nice things to say about this stylish condo. It is extremely clean, smells great, has a nice kitchen, comfortable bedrooms, and the location is superb. It is 2-3 blocks from everything cool in Aspen, including the best restaurants, Wagner Park, the pedestrian malls, shopping, and the gondola. It is close enough to ski-in in the winter, when I plan to return. The condo is only two blocks from the bus stop, which is great free transportation provided by the City of Aspen and services all four ski mountains and other sights, such as the Maroon Bells. The owner of the condo is very responsive and has great attention to detail. The condo is located right next to the St. Regis Hotel, so we were able to enjoy the amenities there as well, including spa services and champagne sabering every day. This unit was small but just right for my husband and I and our son. We were busy hiking all day so spent very little time inside. It had everything we needed and is very nicely appointed. The location can't be beat. You can walk everywhere including the gondola. Cozy and convenient is the best way I'd describe it.

Perfect condo for a family ski vacation

I stayed at this condo for 7 nights with my family of four (which included 2 teenager daughters) for a spring ski vacation. The location of the condo was great. There is a lift/chair a short walk from the condo but we chose to walk to the main gondola each morning which was only a few blocks away and an easy walk. The bus terminal to catch a free shuttle to the other hills was literally one block away. The condo was quiet and the designated parking outside the condo was a huge convenience since on street parking in the area was otherwise hard to come by. The common area laundry facilities in the complex are right next door so very convenient to use. The machines are older and coin operated but they did the job. The kitchen is well equipped to prepare meals at home which we did on several occasions but the restaurants within a short walking distance of the condo were also excellent and hard to resist. The owners provide recommendations for restaurants nearby and we tried several of them and were very pleased. The condo was very clean and nicely decorated. The information provided by iTrip regarding our reservation was thorough and the check-in was very straightforward (key pad entry so no keys to pick up or drop off). Any issues we had during our stay were promptly addressed so we were very pleased.

Location was unbelievable. Perfect access to 1A lift and all that The city of Aspen has to offer. Within walking distance off any restaurant or shopping you desire, even in a blizzard! Condo is beautifully designed for the size of space. Could be featured on an HGTV special on living small. Ski lover was a huge plus. Great for Ajax, Highlands and Buttermilk. If you want and desire the newer more sterile feel of Snowmass, better off staying up there.

I had the pleasure of staying at this beautiful and comfortable downtown Aspen condo for a week. The beds and linens are high quality and so comfortable, and the kitchen is fully equipped for any cooking you may want to do, although there are so many amazing restaurants within a few blocks that you will want to try. Also, beautiful mountain trails for hiking just up the street. Everything is literally walking distance......hiking, fine dining, ski lifts.....all the things you visit Aspen for.

LOCATION, LOCATION LOCATION!

LOCATION, LOCATION LOCATION! You will be so so happy with this rental. This condo is nestled at the base of Aspen Mountain. Shops, restaurants and bars are all within an easy 2-5 minute walk. IF you have a car, it also comes with a bonus of an assigned parking spot which is nearly impossible to come by in downtown Aspen as all parking in this area is by Permit only and will require constant moving of your vehicle around town. This Aspen condo exceeded our expectations! First, it's walkable to EVERYTHING Aspen has to offer including a block from the local Aspen bus system. You won't need a car once you arrive. The St. Regis Hotel is right next store which was so convenient to book a guided fly-fishing trip, enjoy a luxury spa service or partake in Apres ski. Secondly, I was very impressed by the hassle free service and access to this rental. I was contacted in advance of my arrival and given a personal code for the lock on the front door. There is a QR code I was able to scan upon arrival to get a wifi network and password. And last but not least, it's tastefully decorated and fully stocked. All of the living space is well-utilized, and I really appreciated that there was a desk for me to use in one of the bedrooms that I hadn't seen in the online pictures. It also has a smart HD TV, fast internet and a quaint, private front patio. The ambiance was lovely (lot's of candles that gave it that cozy feeling into the evening) and everything was extremely clean. The kitchen is fully equipped with ample dishes and pans and the laundry facilities are private and right out side the door. We will be back during ski season as it's just a short walk to the Silver Queen Gondola and the Lift 1A trail is literally right out the back door!

This is the best location in town! This condo is two buildings away from Rubey Park, the pedestrian mall and great restaurants, and catty-corner out the back door to the St. Regis pool, spa and their coordinated fly fishing trips and other events. This condo is really nice, and completely updated. There wasn't anything we needed that it didn't have. It's very comfortable and well-equipped. The ski storage closet just as you come off the mountain is a bonus. We certainly look forward to staying here again anytime we visit Aspen! The cute, private front porch is a great place to sit to start each day! It took us about 30 seconds to walk to the bus stop to depart for Maroon Bells hiking - really optimal!

Where do I start? This place is FABULOUS! I stayed here for a week with one of my best friends from college. This condo had everything we needed for a great time. The condo is completely updated and decorated in an upscale fashion. The fully stocked kitchen has new stainless appliances. The bathroom is glamourous with plenty of storage. It is also in a private area of the condo. Some condos have a jack and jill type set up for bathrooms, which is not very private. This unit's bathroom offers privacy when in use. The main living area is very open and spacious. The living room, dining area and kitchen are all open in one area. The owner even has a small bar area set up, which we used for cocktails and wine during our stay. The two bedrooms are very spacious. I loved the white, fluffy bedding and pillows. I used the secondary bedroom. The owner has added thoughtful touches such as a writing desk/work table that doubles as a dressing area. There were plenty of cubbies to store my clothes as well as a closet. My room had reading lights and a charger for my phone. The front entrance to the unit is at the end of a walkway and is very private. It is on the first level so there are no steps to climb. The owner has a cute bistro table, chairs and bench for al fresco dining. The back entrance (one step from the laundry-used only by this unit) has a covered area that looks out to the ski in/ski out...steps from the unit. I am not a skier, but if I were, it would be amazing. The condo complex has a common area which includes a decked area with tables and chairs, a grill and a hot tub. This unit also comes with a reserved parking spot. A car is not a necessity as we walked everywhere. The main park in Aspen in just a block or so down the street. Restaurants and bars are all within an easy 4-5 minute walk. Turn the opposite direction and the lift is easy walking distance. If you want to enjoy a spa day, the St. Regis Spa is a one minute walk (the condo complex is directly behind the St Regis). I cannot say enough about this condo...it truly is amazing. There is so much to do in Aspen, and this gem is located right in the middle of it all. However, if you just want to relax and hang out, this condo is classy, but relaxing. HIGHLY RECOMMEND!!!!
