Take a stroll through the resort and play a game of I spy... but be careful as we have our local resident alligators in most ponds. This community offers tennis courts & 2 PGA golf courses as well! Get away from it all here! But know you are only a short drive to Wiregrass where you can find many different restaurant options as well as take care of any retail therapy needed. If it's real retail therapy you're needing, just 10-15 minute drive is the Tampa Outlets where you can have loads of shopping fun and also stop for dinner at one of the many new restaurants in the area like Rock & Brews, Chuy's, Zukku San or relax and grab a flight of brews at Florida Atlantic Brewing Co. HOUSE RULES - please acknowledge
1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.
2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3- PETS are NOT permitted within the condos per HOA Rules.  
If you have a service animal and will be bringing the service animal to the condo, please advise the property manager before arrival. 
4 - Parking is first come first serve.
5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6- Smoking or vaping of any kind is not allowed in the unit and if detected there will be a $250 charge.
7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.
8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
9 Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee. Additional cleaning fees will be due when stays exceed one month.
10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 
11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.
12- Resort Pool & Workout Room:  The resort pool and workout room are NOT available for use.  There is an additional fee for golf.  Please ask management for assistance.
13- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
14- Extended Stays - Any reservation exceeding 27 nights will be required to pay an additional cleaning fee each month that the stay extends. Cleaning will be coordinated with the management team. The additional cost will be added to your reservation after confirmation.
15 - Cancelation policy - In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date.   If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged.  If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty.   Bookings canceled at least 14 days before the start of the stay will receive a 50% refund.  If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes.  GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT.  If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties.   There will be no refund for early departure unless authorities request mandatory hurricane evacuation.  Trip cancelation Insurance is recommended.  

ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

Golf trip Kim was great. Great communication,bright beautiful place in a wonderful gated community. Kim allowed us early entry as accomodations were cleaned earlier than expected. Have told her of our larger group coming next year and she has already given us suggestions for that. I think that tells you right there how much we appreciated dealing with her 👍 Look forward to coming again next year and staying at another of her places. WELL DONE

I and the LA Beat padel team thoroughly enjoyed staying at the Saddlebrook resort accommodation provided by itrip. The rooms were spacious and exactly to our needs. The beds were very comfortable and the place was very clean. Charles was extremely helpful with all of our requests. He went above and beyond and helped us with getting extra food, water even transportation to and from the padel courts. I loved waking up and looking out at the lake that our back door opened up to. As an Australian it was very exciting to see some small alligators. I was amazed at the size of the resort as it had not one but two golf courses and tennis courts of every surface. A really nice place to look around on the bicycle that Charles kindly lended me. It's a Definite 5 star rating from me and the team. I would love to stay again in the future and will look out for more accommodation offered by itrip. Rating... Definite 5 star rating. I would love to stay again in the future.

This is our second time staying at Saddlebrook Resort. Just like our last visit, we were very happy with this condo also. We needed to rent a three bedroom and it was available. Kim G. is a pleasure to work with. The condo needed some very minor repairs which were taken care of immediately. She is very responsive and is a great communicator. Have no complaints whatsoever and was pleased with everything.

My family and I stayed here when we moved to Florida from overseas. The house was really lovely and super clean. It was set up like a hotel with all your basic needs. The kitchen was also stocked with the items you need for cooking. We enjoyed the beautiful view. I would recommend this place to anyone. Kim is also really nice.

Although I had technical difficulties booking through Marriott’s website, Kim at iTrip made up for that inconvenience and plus some. We received a warm welcome and strawberries for our children. The view was amazing and the tranquil atmosphere at Saddlebrook resort was all that we needed. The unit was clean and met all of our needs to accommodate my family and mother. We appreciated the opportunity to use the community pool near by. We look forward to checking out the resort side next time! Thanks so much Kim for a memorable experience and relaxing vacation!
