Wonderful stay at Kimball Lodge. The location is perfect, close to everything you need. Condo was very nice and roomy - being able to walk out to the beach was the best. John is well equipped with whatever you need for your beach visits. Sunsets were amazing also. We would definitely recommend this unit.

I have mixed feelings about the property..... Pros: Right on the beach, the complex was quiet, nice restraunt on site, shuffle board, pool, in room laundry, full kitchen. Cons: The pool was much smaller than anticipated and not well kept by the resort staff. The air conditioners are under powered and do not cool the unit properly in the summer. There is also black mold like material spewing out of the living room air conditioner (we notified the property manager and he was very accomodating, we actually moved to another unit during a portion of our stay while it was supposidly fixed). Upon our return, there was still a black mold like substance spewing out in the living room. This was particulary alarming as our son was sleeping right under it on the pull out couch. All in all, not terrible but we will not stay there again. Is it better than a hotel room....yes, but you pay for it.

Sanibel Island is EVERYTHING it is cracked up to be! The wildlife, the restaurants, the shelling, the town environmental regulation, the sunsets — even the tropical storms (Alberto) are exceptional. My wife and I have never had a two week vacation together without the family, and this was just what the doctor ordered: our 4th wedding anniversary. The only drag was the 14 hour drive from the mountains of NC, and the terrible disrepair of the Interstate system. I went to the J. N. Ding Darling National Wildlife Refuge three times! My wife and I hiked the beaches collecting shells daily, and built up quite a vocabulary. Who knew about Junonia! There are SO MANY fabulous restaurants on the island — including a stroll across the Island Inn quad to Traditions (I wish they had a cookbook!). Reading 10-12 Randy Wayne White's novels heightened the culinary experience at Doc Ford's Rum Bar & Grille. Whatever I ate or drank at night, I worked off having fun during the day. Kiel, the beach umbrella man, was so congenial, he made what a college student would consider a boring job into a melting pot of conviviality for beach goers. Already Sanibel dreaming of anniversary #5!!!

Wonderful location along the beach. Nice fully stocked kitchen. Possibly needs a few more small glasses. very quiet dishwasher. Under-counter light fell down when duck tape gave out. Refrigerator has to be slammed to stay cold. Whirlpool tub is nice and bathroom's well lit. Need to stock more washcloths, soap, and TP. nice view from living room. Loved the pull down blinds. Wish it had a balcony and a bigger bed. Thanks for having beach towels, chairs and umbrellas. we enjoyed our stay here very much. Appreciate the no smoking, no pets.

I can not say enough good about this unit. This was our first stay on Sanibel Island. It was absolutely perfect! the room is exactly as stated and what the pictures show. The view from the living room looking out onto the ocean and the angle for watching sunsets was breathtaking! It was clean and everything was in great working orders. The kitchen was perfect and well supplied to cook a meal when we did not want to eat out. The beach access was a close, easy walk. We loved having the coded entry instead of having to carry a key around. There were two of us that stayed and the size was perfect. It was very convenient having the half bath right by the front door so sand did not get into the rest of the unit. If (when) we visit Sanibel again, we will definitely stay in this unit.

My wife and I enjoyed our vacation. The condo was nicely appointed and in a great central location. Very good shelling and fishing on the beach. The restaurant on site was excellent. We thoroughly enjoyed our stay. The beach was never crowded and found the other guests to be friendly. There was usually a group[ enjoying the sunset and a glass of wine together on the balcony. The unit was well appointed and spotless. Everything we needed was provided. And everything worked. It is roomy enough to just hang there if one wanted to. We made good use of the full kitchen. As we seldom want to eat out more than one meal a day. We also made use of the washer/dryer. Which would make this Unit ideal for a longer stay.

One of the nicest condos we have stayed in and VERY CLEAN . All of the minor issues mentioned in previous posts have been addressed. This condo is perfect for couples and the view is amazing. Island Inn is in the perfect location and has a lot of beach frontage so the beach never seemed crowded. We had zero issues during our stay and would definitely stay here again.

It was in a great location. It was right on the beach and close to Baileys Grocery store and restaurants. It was very tastefully decorated and the perfect size for our family of 4. It had everything we could need supplied for us, which really helped make it a successful vacation!

This condo was perfect for our 4-day romantic getaway in Sanibel. It was clean, comfortable, extremely well appointed and nicely decorated. The furniture was comfortable and the appliances were great quality. The location is perfect. We would definitely consider staying here again if we come to Sanibel again!

The condo is neat, clean, and although small for a family of 4 (2 kids, 9 and 6; 2 adults), it worked-- there is a sofa bed that pulls out in the living room. There is no balcony, but the view from the window is amazing; the sunset off the deck (just down the hall) is spectacular. The bed in the master and the master bath were incredible, even though the spa jets in the tub do not work. The pool is small, but nice and warm and clean, as is the beach which is a 2 minute/200 yard walk. The location is excellent. The drawbacks-- a huge 2-3 inch cockroach was spotted on our second to last day in the kitchen; the property manager noted that this was normal in FL in Aug, but he came quickly and we did not see it after that. The beach equipment provided was badly worn/ broken--one umbrella worked, but it was small. The ice maker in the fridge also not working (though they have an ice machine 1 flight down). Lastly, we felt checkout at 10am was too early for a beach stay. Overall, a nice place--inexpensive compared to a lot of places, and would have gotten 5 stars if not for the above...

Loved our stay at Kimball lodge. The condo was beautiful and the beach was right there. All the necessary beach supplies were stocked for our use. Loved being close to all the popular spots on Sanibel, a perfect location. I would book this place again.

We loved this place and would come back again! It would have been nice if the unit had a cooler to bring down to the beach. Only negative was the ceiling fans and window ledges could have used a little dusting.

This was our first time to Sanibel Island. What a great location. Island Inn was awesome. We rented unit 263 and it was great for 2 people. the kitchen was nice and the bed was comfortable. May be a little small for more than 2 adults unless they are small children. This unit doesn't have a balcony, but at the end of the hall there is a sundeck overlooking the beach. The lodge is really close to the beach, too. All the information was at the unit when we arrived answering all of our questions. The unit offered an umbrella which was really nice. Island Inn provides lounge chairs you can take on the beach which was a plus especially since we flew in. Would recommend this property to anyone.

We loved having a key pad to get into our condo instead of a key! The condo looked exactly how it was pictured. We were hoping that the spa tub worked, but there was a note saying it did not. Overall, it was a nice stay!

We stayed in the condo for a week in the middle of April. The condo is great. Right on the beach. The view from the living room window is nice. They supply beach chairs - regular high folding chairs not the low beach sand chairs that I use back home but you are able to use the loungers so that worked out well for us. They also supply a beach umbrella, although without a sand spike it may be difficult to keep the umbrella in the sand on windy days. They also have shelling nets, beach towels, tennis rackets and balls, iron and ironing board. They provide a big roll of paper towels, some dishwasher, dish and laundry soap along with some garbage bags to start you off with. The only item I wish they could have provided was some tupperware. John the manager was great. I must have emailed him a dozen times with questions and he got back to us immediately. The beach out front was much nicer than the other beaches we visited (bowman's and blind pass). We would definitely would rent the condo again.

I was pleasantly surprised about the Kimball Lodge condo we rented for one week (March 15-22,2016) in Sanibel . It was clean and well provisioned, including two corkscrews. I would definitely rent there again should I ever stay in Sanibel for a week or more. The only suggestions I would make about the unit itself is the ice dispenser on the refrigerator door should be repaired and in working order, and it would have been more comfortable if the window in the living room had a shade or blinds. Also, it would be a good idea for renters to bring a bug repellent with deet to better enjoy outside sunsets and morning sun.

This is a private condo in a 3-story building associated with the Island Inn. The condo has a view of the gulf, and the Inn provides a nice surrounding atmosphere, including a good restaurant for dinner. The location is great for walks on the beach, and especially great as a launch point for biking. (Finnimore's will deliver the bikes. Get the multi-speed ones and explore the whole island.) The condo layout is quite comfortable for a couple, and the full kitchen is in excellent shape. We were very happy with the whole setup.

Comfortable, quiet condo with excellent location. Close to Ding Darling Reserve and easy drive to Bowman's Beach and Blind Pass. Watch for the fiendly cattle egret on Gulf drive. He will walk with you, almost like a pet dog!

I really liked the condo we stayed in, although I'm pretty sure it was the only condo at island inn that did not have a lanai or balcony and just a window looking out to the beach. The condo was very modern and neat inside. I loved the decor. They even provided beach towels and an umbrella for the beach. The bed was very uncomfortable though. We almost slept on the pull out couch in the living room it was that uncomfortable. The beach was not busy at all during our stay. Don't be surprised by the size of the beach though. Sanibel is not like traveling to a beach Like Daytona where there is a huge actual beach area. The sand area was thin but it was still a nice beach, especially if you like looking for seashells. One recommendation I would make would be to pack bug spray with deet! I wish I had known this before or during my stay, but the "no see-ums" are horrible there. I'm not sure if the timing of the stay had anything to do with it, but we could not step outside without being bitten and once you're bit, the bites itch for days and days. My husband and I found that if you get in the water at least for a minute, they stop biting. I have heard that skin so soft by Avon works really well too.

The condo I rented was nice, however, the shower situation was hazardous. Having to climb into the large tub was very nerve wracking even though there was a grab bar. The windows also were bolted shut in the living room, which I thought was odd. Carpeting stained and gathered in spots. The one thing I would have liked was a porch, but did not realize that when I rented. Overall it was good with a few recommendations. Price was right and Island Inn property was ok, loved the Traditions Restaurant on the property.

We enjoyed our stay at Kimball Lodge Unit 263. It was great to be so close to the Gulf! The beach was wonderful...lots of shells, warm water, and not busy or dirty! It was nice to have lounge chairs to lay on! We also appreciated having an umbrella to use on the beach, which the owners of the unit provided! The room had an ocean view and was cozy and comfortable. We had everything we needed (ie. laundry, towels, cooking/kitchen supplies). The dishwasher was a plus! We had no problem finding a parking spot, and the location was not far from bike trails, restaurants, and shopping! If we could change anything, we would've liked the place to look a little tidier. The carpet was pretty stained and we found crumbs all over the pullout couch bed. Luckily there were extra sheets we could put on. Overall, we would recommend this condo to other travelers looking for a fun and relaxing place on Sanibel.

Great little condo within steps of the beach. Nice pool on property to cool off in and take a break from ocean. Small view of ocean from the side window of the condo as it's the last condo in the building upstairs. Everything was supplied, even beach towels, umbrellas and shell finders. Nice kitchen with all things necessary to cook and really nice bathroom. Bed too firm for me but clean and comfortable all around. Pull out couch not very comfy either but I've actual never found a comfy one. Living room small but overall most time spent at beach. Only in room to shower and sleep. They also accommodated us on literally 2 hours notice. Great customer service.

The unit was amazing, immaculate, clean, comfy & roomy for a couple (+ a child on sleeper sofa would work well ). Local restaurants were awesome. So quiet & relaxing (May). Will definitely return!!!!!!!! Went to Traditions the last night for drinks & the entertainment was amazing. Great music & fun dancing. Sun deck at Kimball Lodge was great for sunset & star gazing. Relaxing & romantic.

The condo and the location was perfect! Kitchen was well equipped and all of the amenities were great as well. Only complaint is that the bed and the couch were both miserably uncomfortable and it left for some unrestful nights. Other than the beds being uncomfortable we do plan to stay again very soon!
