The condo was immaculate and had everything we could ask for. The location was perfect! I loved being able to hear the ocean from the room. We turned the air off and slept to the sound of the waves, so peaceful! The Island Inn grounds are very nice and so is the staff. I hope to be able to return to Sanibel in 2-3 years and when we do I will definitely try to get this same condo. I hope to stay 2 weeks next time!

The new floors were beautiful! Such a sweet and comfortable space and the view was excellent. Everything we needed was available, including many freshly washed beach towels and buckets for shelling. Coffee maker and toaster were new and everything was updated. I would definitely come back again.

We loved the condo. Great location, clean and comfortable and very roomy and spacious. . I was surprised to discover on day two there was no dishwasher. I would suggest on the next upgrade of the unit a small dishwasher be installed. Other than that it was great. Maybe a smaller stove would allow for a small dishwasher. Great place though. We appreciated the lawn chairs and the pool was nice.

My sister and I spent a week at this condo in April 2018. Sanibel is a relaxing location,, and the beach was just steps away. We also spent time on the sun deck, which was pleasant as well. The condo had everything we needed, and check in was so simple. Condo was clean, beds were comfortable, and kitchen had the necessities. A little TLC (fresh coat of paint and replacing the carpet ) would make this condo sparkle, but certainly met our expectation. We would consider returning for another week of sand and sun!

We really enjoyed our stay in unit 305 at Kimball Lodge! Great view, great beds, very relaxing! The only one negative is the carpet (as mentioned in other reviews, they are really dirty or stained or both. I would still give the property 5 stars but hope they replace them soon!

Stayed here for the second time. Comfortable unit, well equipped kitchen (could use a large glass measuring cup to boil water in the microwave), otherwise very well equipped. The lanai is great: quiet, great views. Very comfortable beds, loads of beach equipment, good small library with reference books, plenty of beach towels. Washer and Dryer available a few doors down from this unit. Love this place! Very clean, but could use new carpeting and a coat of paint.

The kimball house was awesome! Breathtaking view from your own balcony. The condo was tastefully decorated and very comfortable. You are only steps away from the best beach in sanibel. We visited most of the public beaches and realized the shelling was better on the island inn beach than anywhere else! The condo had everything you would ever need. Beach chairs. Shelling nets. Cooler Beach umbrella. Fully appointed kitchen. Laundry facilities on your floor.

We loved our stay at Kimball Lodge #305 condo at Island Inn. It is a very nice condo, very close to the beach, they have beach towels, beach toys, beach chairs/umbrellas and a cooler for use on the beach! Very helpful since I didn't have enough room in my luggage for a beach towel! The managers in charge are very quick to respond to questions. It is close to restaurants, maybe only a 15 minute drive. There is also a restaurant at the Island Inn, but we didn't go there as we had other places we wanted to try! But…certain things need to be updated here: the toaster isn't even from this decade and it burns one side of your toast and leaves the other side raw/not toasted. :( We're lucky our bread didn't catch on fire, it burned it so bad! (I did contact them after our vacation to let them know it was faulty.) There's no pizza cutter or pizza pan/baking sheet really suitable for a pizza, it's not that big of a deal, but I thought people should know. There is also no dishwasher here either (just to let people know, as it's been said before), but there isn't really much room to put one in the kitchen either. My friend and I took turns washing dishes, so not a real big deal. They could use a few more plates only 4 large and 4 small (they had a bunch of glasses though!). They also had a nice selection of spices (salt, pepper, cumin, etc. I don't remember all of them). The plastic chairs on the lanai could be changed to something a bit more comfortable. I see now that the lanai can be in the direct path of rain but you can't relax in a chair that sits up right. Plastic Adirondack chairs would be nice here instead especially since I just wanted to relax on the lanai, listen to the ocean and read my book! The lanai could use a ceiling fan, as it does not really get much of the ocean breeze, since it is on the side of the building and can become extremely hot. We actually thought our lanai was hotter than it actually was outside! The sofa in the living room area could be changed to something other than white, as there were a lot of stains on the seat cushions and I felt like we sank to the floor sitting on it. The beds were pretty comfy but the pillows could be changed. I didn't feel like they supported my neck at all and I doubled them up. There is a nice high efficiency washer and dryer in the hallway in the unmarked door directly across from the elevator and to the left of the stairs. The key for it is in your welcome binder. I wish they would have specified which door was for the laundry. I opened the janitor's closet with my key and felt awkward trying to open all the doors at the end of the hallway by the elevator. Overall, I think I'd definitely stay here again! I'd give this condo a 4.5/5 but just some minor things that may be me just being a bit picky! Sorry! >__

We had a great time. The condo was clean and very convenient to the beach. The only draw backs were no dishwasher and it wasn't pet friendly. Who wants to wash dishes on vacation and we missed our fur baby by the end of the week.

This rental was everything we expected and then some! They had super comfy beds, great view of the water, provided beach towels, umbrella, beach chairs, sand toys, coolers & almost all kitchen items! We loved that we didn't need a key for the room! The only thing we didn't try while we were staying was the pool. Location is also great! Jerrys store is close by. And restaurants are also close. I would highly recommend this place and to family's as well! The beach is not crowded at all! Lots and lots shells!

305 - my new favorite number! by far the best place to be for the perfect get away. Sanibel is not built up at all and teaming with beautiful birds, wildlife and the beaches: shells, shells, shells! never seen so many in one place. This condo had everything you could want - just the right size for two. views of the property and beach from every window/sliding glass door. Beach 100 yards away. The sound of crashing waves (not too big, not too small, just right) every day/night. We searched the island for other places to stay, but this small community of low-level condos and cottages (no high rises and spacious grounds) was definitely the place to be. thank you!! we will be back! Very clean and comfy Condo provided everything we needed in the way of kitchen needs, plenty of towels and just the right homey touches.

We stayed in Kimball 305 for three weeks this year after staying at the Island Inn for many years for briefer vacations, and loved Kimball 305. The kitchen is very well equipped and there are many extras (coolers, beach towels and beach chairs), plenty of cooking utensils, some herbs/spices, etc. The beds are really comfortable. There are 4 pillows per bed; 2 really comfortable and two foam pillows that could be replaced. We loved the lanai! To prove how much we enjoyed our stay in Kimabll 305, we have alread booked for 2018.

Seamless, simple, great location! Beautiful condo, Great view, 20 minute walk to Baileys store, restaurants and shops, straight down Island Inn Road ( pedestrian trail) Use the flashlight from the condo for your walk home. Amazing sunrise, gorgeous sunsets from the deck at the end of the hall or the beach. We will return! :)

We thoroughly enjoyed our stay in #305 Kimball Lodge. It was very nicely furnished and comfortable. The property was right on the beach and convenient to restaurants and shopping. The only thing missing was a blender, so no frozen tropical drinks on the lanai :(. We would definitely plan a return visit next time we are at Sanibel.

Very much enjoyed the unit. The only thing we didn't like were the small beds. For that size unit would suggest a king bed or at least queen size beds . One thing that needs to be repaired is the flush valve in the toilet which sticks regularly requiring the removal of the tank lid and freeing up of the valve for the toilet to fill.

The condo was exactly what we needed. A short walk to the beach and pool. Very quiet complex. Beach chairs, beach towels and a few beach toys were there which was a bonus Laundry down the hall was really nice. We are a family of four (two little girls) and had plenty of space. Kitchen is small but did have dish soap, salt, pepper, sugar, etc but no dishwasher. Not a big deal for us. Beds were comfortable. No bath tub but again our girls did just fine in a shower.

I have visited Captiva and Sanibel for about 15 years. I have stayed at some of the larger facilities. I really enjoyed the small size of Island Inn. I have nothing negative to say about 305 Kimball lodge. It is one of the nicer condo that I have rented. The Condo is nicely decorated with an updated bathroom. There are windows across the beach side of the condo which provides the morning view of the beach. The condo is on the third floor with access via stairs or elevator. During my visit there were carts by the elevator that allowed me to make one trip in getting stuff to the condo. The bed was comfortable and there was only one night where I could hear the people across/down the hall. The parking spot for this condo is away from the building but was not an issue for me. There is a larger tv in the living area and a small TV in the bed room. There is cable and internet access. I did not cook but there is a stove and microwave. There is a laundry room on the third floor, Laundry detergent was available. I brought beach towels and a hair dryer but both were available in the condo. Ice machine on the 1st floor. I did not use the pool however the pool is smaller in size than some of the condos that I have stayed at.

My niece and I stayed here for her high school graduation trip. The condo location was perfect, a short drive to the town, bike trails across from the property, and, we were within steps of the beach and could see and hear the waves from our room. The grounds were immaculate . The condo itself was perfect for us. There was plenty of closet room, a great shower , beautiful living room, beds were soooo comfy, and the screed porch was very relaxing. There were plenty of towels for the bath and the beach. The kitchen was somewhat small and did not have a dishwasher,. That was perfect for us as we don't plan on working in the kitchen while on vacation! We used the washer and dryer and that was a great convenience. The most convenient thing of all was the numerical code door lock. We didn't have to keep up with a key! Unit 305 at Kimball Lodge exceeded our expectations in every way. Thank you for making our vacation worry free.

We had a very relaxing first time trip to Sanibel Island and the Kimball Lodge. It was very nice to walk in and find such a charming, clean, and well appointed place to spend our 29th wedding anniversary. No keys to worry with was a plus also. Towels were folded decoratively with fresh flower tucked into them. We bought a few groceries in Ft. Meyers but found a great grocery store (Bailey's) on the island would have had all we needed. Restaurants were outstanding but our favorite was The Sandbar. Over Easy (very busy) and Sanibel Cafe was great for breakfast. We rented very affordable bikes for our stay and biked through the reserve as well as to shops and restaurants. My husband played golf at The Sanctuary where he rented clubs and enjoyed it. Shelling was amazing and I shipped a box home in a flat rate box! I used a net and at low tide about knee deep was able to get an outstanding variety of shells. I saw 2 dolphin off the beach about 10 feet from shore on our last evening walk. Kimball Lodge 305 has a screened in porch with a nice view of the ocean and beach as well as the Sanibel Inn grounds. It also has an elevator. Don't miss The Shell museum, it is outstanding. Overall we could not have been more pleased with out stay. Thank you!

This condo is is wonderful! Clean and well appointed. From the sweeping views of the Gulf to easy beach access it is all good. The property manager was awesome! We had a question about the blinds and he came to the unit within minutes. He was very friendly and helpful. Do need to know though, that there is no washer/dryer in unit but free down the hallway. No dishwasher or large mirror but the beds are very comfortable. Island Inn staff very friendly. Would definitely stay again.

Kimball Lodge 305 is the perfect place to stay on Sanibel, which is like a visit to paradise. Access to and view of the beach couldn't get much better, with shops, restaurants and wildlife a short bike ride away. The condo is tastefully decorated and had everything we needed, including a cooler and other beach items. We recommend it highly and hope to stay here again on return trips to Sanibel.

My husband and I spent five nights at the Island Inn #305 condo. The condo was very nice and had all the amenities of home (except a dishwasher). The Island Inn is a lovely resort on a beautiful island. It is centrally located to many restaurants, grocery store and the J. N. "Ding" Darling National Wildlife Refuge. The beach is just a few steps away from the condo. There is also a restaurant (we did not eat there) and a very nice pool on the premises.

We absolutely loved the condo and the location. It was better than we were expecting. The condo was clean and very spacious. It had everything we needed. Loved that the Inn had lounge chairs available and the shared deck was great for ocean views when you didn't want to go to the beach and get sandy. Another great feature was the keyless entry and the code was easy to remember. We would definitely stay here again and highly recommend it to others.

We can't say enough about our stay at Kimball Lodge #305. The condo was very clean, well equipped, plenty of storage, and beautiful views. The whole Island Inn complex was "old school" but nicely updated and very low key. Lots of beach to walk. It was everything we hoped for. Very relaxing! The location is just far enough from the crowds but convenient to get wherever we wanted. The process from booking to walking in the door also could not have been easier. We were provided with clear, detailed and helpful instructions. Everything went smoothly so we had no reason to call about any issues. If we ever get a chance to return to Sanibel we wouldn't want to stay anywhere else.

The third floor of this property is very lovingly maintained and offers a great location and view. So nice to step onto your own little patio, have coffee and listen to the surf. I enjoyed sitting on the sundeck in the mornings and reading. Bike path is right across the road and the Ding Darling Nature Preserve is just around the corner. Beach access is just steps away and they have comfy chairs right on site. They have a fantastic, HE washer/dryer just for the third floor residents. Very nice to have. I don't think it would be appropriate for a full family (one bedroom, two queen beds) but I stayed alone part of the week and then my 16-year-old daughter joined me part of the week and we were very comfortable. Furnishings are too nice (and white!) for younger children. I would have liked to have known more in advance about what to bring, so note: they DO have a hairdryer and beach towels, but do NOT have a small (or large) cooler or a blender :) Also no condiments of any kind in fridge. (It's fine--fridge is nice and clean that way--just nice to know before you do your grocery shopping--you'll even need to get salt/pepper if you want it). Groceries, as you might expect, are very expensive on the island, so get them ahead of time if you can. Lovely furnishings, cute, modern bathroom, great little walk-in closet with nice drawers, etc. First two floors don't seem as decked out, so I'm not sure what the deal is. Maybe they are strictly rentals and the third (top) floor is all condos? Jim, the manager, is very helpful and kind. I loved it!
