Be one of the first to stay at this incredible and unique property just moments from central Brightwood which is 15 miles west of Government Camp at Mt. Hood. It is the perfect location to enjoy countless winter and summer activities. One thing to note it is one side of a duplex but it is separated by a game room that sits in the middle that our guests have full and complete access to.

The main floor has a wonderful layout with the living, dining, and kitchenette all sharing space. Every room has new furnishings and décor. Everything was curated to create the perfect blend of comfort and style. Throughout the home you will notice a number of pieces custom designed just for this home.

The bedrooms are spacious and inviting. You'll find one bedroom on the main floor and the other two upstairs. They have been fitted with lots of flexible sleeping options. One includes a king bed and a bunk bed making it perfect for those with younger kids. One of the others has two full beds. The primary bedroom is quite large. There is ample space for extra seating as well as a desk if you need to sneak in some work during your stay. There is a flat screen TV with streaming capability as well.

The amenities of this property are impressive. Inside there is a fun bar area off the living room area. Near that is the central game room with a wonderful indoor shuffleboard game. This room opens up to the hot tub which is always fun for the whole family. Outside there is a fire-pit and ample seating for the group. It makes a wonderful space to BBQ and enjoy.

The Salmon River Retreat is an incredible option for families and friends. It is hard to find a better location along with a convenient location for your group to enjoy everything this region has to offer.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Please be aware failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

This was a beautiful restful retreat. If you leave the windows open the sound of the river rushes in; the decor was thoughtful, very well appointed and very complementary to the rooms. The beds are super comfy and the hot tub was perfect. The location is central to all you could want, local grocery and amazing Mexican restaurant 3 miles up the road. I can't wait to go again!!!

Check in was easy, the home was very cute and well decorated. Plenty of sleeping options. We loved the arcade, shuffleboard, and board games. The home has been nicely updated. We loved the kitchen, it had everything we needed. Wish we had more time here to enjoy all the things this home had to offer.

The house was clean and everything was in good working order. The kitchen was well stocked with cooking equipment. The bathrooms were well supplied with towels, soap, shampoo and conditioner. The furniture and beds were comfortable, clean and in good condition. Our stay was very good. The only negative things about the home is the house is situated very close to the road and the traffic speed is not residential and I wasn't notified about the hole in the yard until the morning of our arrival (but that might not have been avoidable).

We had the most amazing stay at Salmon River Retreat! We really enjoyed the amazing local wine there for us upon arrival:-) It was a beautiful house with more than everything we needed to have a comfortable stay. Plenty of space, all the amenities and nice outdoor area. My son and husband really enjoyed the game room and we loved hanging out in the yard. We loved how close it was to shops and restaurants, also to beautiful rivers , hiking areas, and ski slopes. We would be excited to stay there again:-)

Excellent house for family ski trip - lots of space, thoughtfully appointed, super comfy beds, open floor plan but not TOO open - kids can play in other room while adults visit around the table and/or breakfast bar, comfy beds and linens, beautifully decorated, close enough to Hood Meadows, shops, Gov Camp, hiking, etc. I cannot say enough ~ was even better than expected and the pics do not do it justice! We absolutely loved it.
