This hidden gem sits steps away from the banks of the Sandy River on just under two acres. It is the perfect family or group getaway where you can enjoy everything nature and Mt. Hood has to offer. Whether you are skiing and playing around in winter sports or hiking, biking or fishing in the summer this location is unparalleled. There is ample parking for a number of cars and an approved RV as well.

*NOTE: During winter season it is likely snow chains will be required to reach the property.*

Inside you will find a warm and inviting layout will all new furnishings and décor. Every piece was procured to maximize our guests enjoyment. The foyer opens up on to the main living area with cozy seating and and ample space to sit back and enjoy your time together. Just off the living room is the open dining and kitchen layout. The kitchen is fully stocked for most all of your culinary needs.

On the main floor you fill find two spacious bedrooms. One with a king bed, and the other with a queen bed with an additional twin over full bunk bed. A full bath is conveniently located right between these two bedrooms for easy guest access.

Upstairs is the primary bedroom suite that is quite spacious with private deck access. There is a small adjoining room that has two bunk beds for more flexibility with kiddos. You will find a large flat screen TV for any streaming you might want to do here as well. The en-suite bathroom is enormous and has a wonderful jetted jacuzzi tub.

As great as the main home is, some of the best amenities are close by and out outside! Just off the main living and dining area is a huge deck with a hot tub and manicured outdoor space with a firepit for enjoyment. The Sandy River is just a short walk down the path where you can enjoy the sites and sounds and perhaps do some fishing from the banks. Without a doubt, every group will be spending some time in the 'bunk house'. There you will find three full beds, a huge couch, a TV setup for streaming and a brand new shuffleboard game!

This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

The home is simply amazing , everything needed to be completely comfortable and cozy. The jacuzzi, River walk, fire pit and surroundings not to mention the whole 2nd space with shuffle board & three full beds.

Location was perfect! Neighborhood market 10 minutes away and Safeway was 15 minutes away. Mt Hood and the lakes surrounding it was short 30-45 min drive. Rainbow trout farm was great too!! 5min away. Definitely do it if you have kids in your group. The house was in great shape considering it is an airbnb in the woods. Follow email directions and not GPS. River was in the backyard, only 60 second walk. Property management was A++. Great communications and we had someone assigned to us right before our arrival. We had minor issue that needed maintenance they sent someone right away. Complimentary items upon arrive was great bonus. The house is well stocked w pots, pans, etc. Hot tub was in working order, a little dirty from previous folks but its a hot tub. it was decent. I'd only give it a 4.9 stars for this... I do want to add and that's just the way the house is setup. 4 bedroom, one of them fits 6 but it's not attached to main house so expect no access to bathroom. This means if you have large crowd (we had 14) it may be a little juggling for bathroom use. We made it work tho. Overall great property! Highly recommended due to location and management company.

We had a great time staying at this house. It was well stocked with everything we needed, and had plenty of room for our group to spread out. We especially enjoyed the close proximity to the Sandy river!

The house was perfect for our group of 15. There was plenty of towels, plates, silverware for our big group. A lot of times when I book for big groups there is a shortage of these things so we really appreciated that there was plenty. One thing that I wish was available was some basic seasonings in the kitchen like salt and pepper but luckily we brought some just in case! We loved all the amazing decor and beautiful backyard. The hot tub was one of the main reasons for booking and it was definitely a highlight! The host was super accommodating because I had asked for a later check out time last minute (so sorry) and they got back to me within the hour. I would without hesitation book again!

Great Family Holiday!

This was an outstanding location and property - perfect for our family holiday. The river is beautiful and the grandkids enjoyed the adventure of it. Property is secluded and quiet yet close enough to town for last minute needs. Hiking nearby was a plus. There was plenty of room for everyone inside and out. The home is tastefully decorated, cozy, and has a well stocked kitchen. The weather was pretty good during our stay so the outside living space was a welcome bonus. Fire pit, hot tub, porches, lighting - what more could a family want? We had a couple of needs and our host was very responsive and helpful. We would stay here again.
