IF ANY RULES ARE VIOLATED, GUESTS MAY BE CHARGED ADDITIONAL FEES 

HOUSE RULES (STRICTLY ENFORCED)
  1. No Smoking anytime, anywhere in the property.
  2. No parties or loud noise.
  3. No pets allowed (Service animals MAY be allowed on a case-by-case basis, but Official Certification must be provided).
  4. No rentals can be reserved by anyone or groups under age 25.
  5. If a person age 25 or older books a property for guests under age 25, the person who books MUST CHAPERONE all those under age 25 and reside in the property for the entire stay.
  6. If the under age 25 rule is violated, all tenants may be evicted at anytime and without notice.
  7. If furniture is moved not returned to its proper place, a non-refundable fee of $125 or more will be charged to the bookder's credit card.
  8. Trailers, boats, or RVs are NOT allowed to park anytime without written permission (permission is a function of the property).
  9. Some properties may have video surveillance ONLY OUTSIDE the property.
  10. Some properties are located in resort settings or gated communities. Please read any help articles that are found in a separate article. Additional HOUSE RULES may apply.

We really enjoyed our stay. Amenities were good and the condo was comfortable and as pictured. Only complaint is that the carpets were quite dirty from sand buildup. The bottoms of our feet turned black after 15 min of waking around barefoot. It's the beach so we understood and just wore socks a lot.

My family and friends stayed at the belmare hotel and we enjoyed our time there. It was comfortable for all seven of us. We thought the beds were comfortable, the place was clean, and the noise level was quiet for being so close to the action of the boardwalk. We would definitely stay there again.

We just returned from a week at Bel Mare #304 in Ocean City MD. Booking & terms were very easy and convenient. The unit was very nice. The master bath was great! Loved the multiple balconies! Recommend if traveling with small children as we were, that you take a device to secure the sliding glass doors. Full size washer & dryer was very nice to have! We appreciated the parking spaces (2) included and the secure entry to the elevator. I particularly enjoyed being able to go directly to the unit instead of to a property office!!! The location was great and convenient for all ages to the beach, boardwalk, piers, shopping & restaurants. We took advantage of the pool - very nice! We had a hiccup with a cranky property manager our first afternoon whose rudeness was ridiculous & unnecessary - however, when the repair tech came to the unit the next morning, he quickly & kindly resolved the issue and he couldn't have been more polite. A negative was our concern over an exposed wire nut/tape set up for lighting in the toilet area of the master bathroom. I've seen this mentioned in a prior review today - so I feel it should have been addressed prior to our stay. If that were addressed, this would be a perfect review!

We had a great time in OC this year and it was a pleasure being back at the BelMare condo. It is so close to the beach, boardwalk and in walking distance to all our favorite dining spots. The condo is equipped with everything we need for the week and we enjoy sitting out on the balconies. We are looking forward to spending another week next year!

The apartment was just ok. But trying to reach the company was impossible. I emailed a called 6 times and received no response. The fire alarms went off for no reason one night and no one answered. The beds were not the best quality but doable for a short weekend trip.

Location, location, location! This condo is not only located in a prime area- walking distance to the beach, right by the rides on the boardwalk, but the views from the condo are top notch! From every room you have a view of the water, it’s truly mesmerizing. The condo itself needs some updates, but overall does the job; the vertical blinds are dated and missing many. It’s great to have a washer and dryer within the condo as well. Overall this place is great and would recommend it to anyone looking to visit OCMD! We will be back!

The apartment was great, and everything was okay. The only issue we had was the lack of curtains in the bedrooms. We couldn’t have a good night's sleep due to the light from outside. So, we had to wake up earlier. In addition, some chairs in the living room were broken, and we couldn’t have enough sits.

We had an awesome time at the Bel Mare unit 304! Clean and spacious. Perfect location for families with small kids and even teenagers. Lots of fun things to do close by and walkable distance to great restaurants.

The condo is very spacious and well equipped. It was great having a balcony from every room and the secure entrance to elevator. The view from balcony is fantastic and everything is in walking distance. This was a family vacation and we all agreed that we would love to stay here again next year. Looking forward to July 2023!

Very nice place. Would like to rent same place for next year. Only suggestion would be to put some night lights in rooms and hallways so you don’t have to turn bright lights on in the middle of the night.

Bel Mare 304 did not meet expectations

We stayed in Bel Mare 304 from June 19, 2021 though June 26. The location of the property was fantastic. It is easy to walk to many locations. We meet friends from out of state there and always have enjoyed the units there. When we checked into 304 on the 26th, the internet, cable, garbage disposal, refrigerator/freezer and dishwasher were not working. It was very frustrating getting the TV and internet working. It took multiple conversations with the property manager/support and 2 days to get the WiFi functioning properly. We had 60+ years of IT/networking experience staying there looking at it, there was nothing we could do to rectify the situation on our end, until we were finally able to convince them that the owners needed to step in and deal with Comcast/Xfinity. Even after that, only three of the four Smart TVs connected. Additionally, there was zero local network coverage, the Sling app (which seemed to be the only one available unless we logged ourselves into Hulu or Disney+) had minimal stations available (CNN, ABC News and CBS news, no live sports, not much live anything.) I understand it's possible to have the mindset of 'you're at the beach, what does it matter,' but when it's a rainy day and you have 3 children and a 100% disabled vet who gets grumpy when he misses his game shows, it matters. The toilets were dirty when we arrived and the rest of the apartment was cleaned mediocre, there was no certificate of cleanliness, nor seals on the toilets. Not a huge deal, but other rentals at the same time all had these. The linens and towels were clean and delivered timely. The freezer was broken for days and required us to be available for two mornings or our vacation to be available for the repair. The garbage disposal and dishwasher were broken for days, as well. One of the toilets seemed to have a small leak and we had to wait until Friday for someone to look at it. We were told he'd be there from 8-10, and he didn't get there until well after 10. Another morning lost from our vacation. The gas fireplace, has a sign on it saying not to turn it on, since it's not even hooked up to a gas line. The decor of the condo was less than appealing. We've been in several condos in Bel Mare and this was by far the most bland and it didn't have seem to have adequate furniture for storage or seating. For example, there was no dresser in the master bedroom. The white color of the entire apartment was very boring and there is minimal artwork. Other condos in the complex are comfortable with better furniture. The blinds were cheap, not hung correctly and a few broken when we arrived. There are no curtains. There is exposed wiring in the master toilet, no idea how that passed inspection (underneath the mirror in the attached photos). Overall, we were very disappointed in the condo and would not recommend this unit to anyone. It appears rushed to market, especially comparing it to the other units in the same building we've seen.

To begin, some of the problems encountered by the guests were greatly exacerbated by the combination of record crowds in OC this season, a severe labor shortage throughout the region all summer, and the request for services occurred on the weekend (June 19 and 20). 1. TV not working – was due to Xfinity disconnecting the owner’s account erroneously. The owner attempted to contact Xfinity, once after midnight. On the after-midnight occasion, Xfinity dropped the call after the owner had waited for more than 1 hour. With a disconnected account, 60+ years of IT/networking experience was made moot. TV service restoration took almost 2 days (+/-). When service resumed, the owner provided his personal account access codes to maximize guest satisfaction. NOTE: The property manager and the owner did not have to be “convinced” to help. The following property manager’s communication log and record of vendor work orders was produced to underscore our “concern.” Note: this log does not include the owner’s log: PHONE THREAD #1 352-509-6363 (Guest) 6/19/21 6 txts 7:15am – 11:34pm 6/19/21 4 phone calls 7:44pm – 11:38pm 6/21/21 13 txts 10:47am – 6:22pm 6/22/21 1 phone call 10:44am PHONE THREAD #2 302-383-9426 (Guest) 6/19/21 7 txts 7:15am – 11:34pm 6/20/21 14 txts plus pics 10:47am – 11:33pm 6/21/21 7 txts 12:53am – 12:54pm a) 5-Star Plumbing 6/21/21 (Monday order) and 6/25/21 (job done) – 4-day delay due to excessive local demand for A/C unit repairs. b) Atlantic Appliance Repairs – 2 response calls on 6/22/21 (they were closed on 6/19 and 6/20). Repaired: disposal and dishwasher – unjammed; and fridge – required new parts. 2. No vacation time had to be lost by the guests. It is our policy to ALWAYS tell guests they DO NOT HAVE TO WAIT FOR TECHNICIANS because technicians ALWAYS have lobby and door codes for all the properties they service for us. 3. Garbage disposal and dishwasher malfunction – Atlantic Appliance Repairs was sent to the apartment to repair the refrigerator. While there, they determine that the disposal was jammed, which caused the dishwasher to stop. When the disposal was unjammed (took few minutes), both appliances worked properly. A discussion with the cleaners revealed that the disposal was working on June 19th and no one had been in the apartment until the guests arrived at 3pm June 19th. Draw your own conclusion about how and when the disposal got jammed. 3. “The toilets were dirty when we arrived, and the rest of the apartment was cleaned mediocre.” This is partly because the property had been unoccupied for 14 days prior to June 19th, the toilet seats were left closed, and mold can form in unattended toilets in Ocean City quickly. 4. Regarding comments about the décor: the guest(s) saw 37 photos of the apartment before they rented it. 5. House Rule Violation: If furniture is moved and not returned to its proper place, a minimum non-refundable fee of $125 or more will be charged to the booker's credit card. 6. Linens Rule Violation: Upon departure, guests must strip linens, tidy up the bed cover and pillows, place used linens in the linen bag(s), and leave the bag(s) inside the apartment near the front door for pickup. Failure to tidy up the stripped beds and place used linens in the bags for pickup will incur extra charges. 7. Finally, the tenants left the apartment “filthy” – a quote by our cleaners. They charged us $175 extra to clean the apartment. We have photos. RELEVANT FEES Cleaning fee $145 (Paid by guest) Excessive cleaning fee $175 (Paid by iTrip) Furniture rearrangement violation $150 (Unpaid) Net amount due from Guest $180 Limited Damage Waiver Insurance Policy $95 (Paid by guest) The insurance policy will cover the $180 net amount owed to iTrip Balance Due from Guest $0 Refund to tenant $145. iTrip did everything possible to rectify the tenants’ issues.
