Welches Resort is five minutes away, with golf, groceries, restaurants and more. Sitting on 1.5 acres above the Sandy River, Haven House is quiet and private, yet easily accessed. You will find ample parking and the single level layout allows accessibility for all. Pets are welcome with approval.

*NOTE: During winter season it is likely snow chains will be required to reach the property.*

Completely renovated and newly furnished in 2021, Haven House offers a large gathering space with fireplace, supersized TV with streaming apps and a brand new kitchen with everything you’ll need to keep your group well fed. Three bedrooms on the main floor – the spacious en suite River Room, the Mountain Room and the Forest Room – all provide comfortable, creatively decorated spaces for relaxing and sleeping. There is also an inviting attic bedroom for kiddos or others, complete with Roku television and two twin beds.

The huge two-tiered deck invites you into this natural wonderland. Have your morning coffee or evening drink at the bar, grill dinner on the propane BBQ and eat it while chatting over the sound of the rushing river, marvel at the stars, enjoy soaking in the new hot tub. If it’s chilly, step inside to the sunroom, sit in a rocker or do a puzzle while you absorb the view through the floor to ceiling windows.

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

We really enjoyed our stay at Haven House. The iHome representative was very responsive and helpful, which set things off to a good start. The house itself is lovely, with an ever-changing view to the ridge and the Sandy river below. We enjoyed watching the mist rising or the snow catching on the trees, especially from the hot tub. The home was so clean, and the master bed was super comfy. It was the two of us, so we didn't need all the bedrooms, but delighted in the quiet, peaceful space. All of the joys of winter near Mt. Hood (we focused on snow-shoeing at White River Sno-Park and at Twin Lakes/Frog Lake) were an easy drive away. The complimentary bottle of pinot noir was delicious! Would only suggest adding more task/mood lighting in the kitchen and common living space; otherwise, hard to beat. Would definitely stay here again.

We booked Haven house for a snowboard trip to Skibowl on MLK weekend 2024. A horrible storm hit the area, taking down power with no restoration timelines. While there was no generator, the woodstove was functional to assist with the frigid air, and we managed to cook dinner utilizing the provided propane BBQ. iTripNW was fast, friendly, and responsive in assisting, and extremely understanding when we cut our trip short and were unable to complete check out procedures due to the lack of power/water. The house is lovely, lots of space. Firewood/fireplace provided. Views were magnificent. Wish they had a generator, we would have stayed even though skibowl closed.

We hosted our CA based family for a post Christmas celebration on the mountain. While the weather didn't cooperate and we weren't able to ski, the house provided a wonderful home base. Beds were very comfy, super clean, beautiful view, well stocked kitchen, and all around a great stay! My only critique is that softer overhead lighting would make for a more homey vibe :)

This place was perfect! Spacious, quiet, easy to get to. Sitting in the hot tub while listening to the river was amazing. Small thoughtful details everywhere. I especially loved that unlike other VRBO rentals, the cleaning fee is actually used for cleaning, so you don't spend your last four hours there doing chores! I got to relax, read, draw, cook, and sleep. Absolutely one of the best places I've ever stayed. They were able to accommodate both an early check-in and a late check-out, so I got to sneak a few more lovely hours in! Communication was easy and quick.

We absolutely loved our stay! Very modern home and perfect location. We have stayed in a lot of vacation homes over the years and this was the Cleanest home we have ever stayed at!! The outside deck is wonderful, a perfect way to end a busy day of sightseeing. Beds were VERY comfortable and the kitchen is well stocked and very organized. All the little extra details about this house really makes it a 5 star…hooks for hanging things in bedrooms & bathrooms, full length mirrors, cozy blankets, games for kids, entry way with tons of hooks for hanging coats when coming in. If we are ever in Oregon again we would definitely stay again!

This house was a fantastic respite. Highlights include covered and lit hot tub that was hot on arrival, covered outside area to enjoy the light plinking of the rain, and the persistent waterfall-sounds of the river and majestic forest views right in the backyard. Interned speed is 100 down/ 3 up so it was suitable for work and zoom calls as well as streaming. The Roku was a bit finicky but I discovered if you unplug/plug it back in the remote works properly again. It might be helpful to know that the heat should be kept at around 73/74 (if it's cold out) and you want to stay warm. Otherwise it has a fireplace so bring some wood to complete the charm. If you stay over a Tuesday they ask you to take the garbage down the driveway. It's a quick drive to Sandy if you need anything from a major store or local restaurants.

This home looked just like it did in the pictures. It was clean and spacious. Check in and out was simple. All the beds were super comfortable and the mattress in the closet was a great addition. The back deck is large and the view is amazing. The hot tub was awesome after a full day of boarding!! The kitchen was fully equipped to prepare different kinds of meals. I would return to this property.

We absolutely loved our stay here. The house is beautiful and clean and perfect for a group. Lots of kitchen space and everything we needed to cook big dinners. The high volume of glassware was a nice touch-- nobody went without a stemmed glass for their wine! :) All the furniture is really nice and lounge-ready. Loved the bedroom setups for the extra seating and the very functional side tables/shelving. And super plush carpet that was SO welcome after hiking. The pillows were a bit too squishy for a couple of us, so consider bringing your own if you have a sensitive neck/back. Another consideration: the kid bedroom upstairs has pretty low ceilings, so if you wanted to try to squeeze some adults up there they would likely be uncomfortable. Even if the interior of the house weren't amazing, the back deck would still earn this place five stars. We loved having dinner out there! I particularly liked that some of it is covered. The hot tub was clean and we had no trouble managing the controls. You can see the neighbor's house if you peer through the trees but we felt very secluded. We will definitely be back and have already recommended this house to friends!

I cannot recommend this house enough! We took our family and our dog on a hiking trip and this house was perfectly located for all the hikes we wanted to do. There were great restaurants near by. If you eat out, you MUST check out Koya Kitchen right down the road! The house was comfortable, all amenities were great. The kitchen was fully stocked with appliances and there was a grocery store right down the road which made breakfast and packing lunches for hikes so easy! The view from the deck and the sound of the river was absolute heaven. We will definitely be back!
