Once you park, you will descend down the exterior stairs on the left to your immaculate two bedroom one bath destination that is the perfect blend of comfort, style, and location. As you approach the door, you will see the covered deck and forested view with ample seating for your small group that is perfect for a morning coffee or an evening glass of wine.

Upon entering, you are greeted with a spacious living, dining, and a wonderfully stocked kitchenette area complete with a refrigerator, dishwasher, induction cook-top, microwave oven and more.

The two bedrooms and single full bath are situated immediately off of the main living area making it a perfect layout to relax, recharge, and enjoy everything Portland and the greater Pacific Northwest has to offer.

You are just a short distance away from exploring some of Portland's most popular sights, such as Pittock Mansion, Hoyt Arboretum, The Oregon Zoo, The Japanese Garden along with nearby neighborhoods of Slabtown, the Pearl District, or Downtown Portland.

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Pets must not be left unattended at any time, even if crated. Please be aware failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

We had a lovely few days in this sweet and comfortable apartment. The location in West Portland is very convenient, and the leafy neighborhood was beautiful and quiet. The two bedrooms were very comfortable for our family (two teen daughters, my husband and me). It was a really perfect base of operations for our first trip to Portland, which we adored.

Great place to stay for us. We mixed caring for elderly parent in hospital with a little sight seeing. Amazingly close to Washington Park and Pittock Mansion as well as within 2 mile radius of great restaurants and tasting rooms. Close to Legacy Good Samaritan hospital which saved us so much travel time between Roseburg and Portland. Condo was very clean, quiet, and had everything needed for the weekend stay including separate bedroom for my mother-in-law. The stairs getting down to the entry were a bit tricky for her with her knees but she managed very well with the handrail. Will stay again when we can explore and enjoy this area of Portland a bit more.

This little place was adorable and served our needs well during a home remodel. Corey was very flexible as our checkout date kept changing. It was clean, cute, quaint and had all of the required amenities even if I couldn't figure out how to use the toaster/microwave thingy. It is located near many restaurants that weren't open when we were there but would have been a great holiday, visit Portland spot if we were not from up the road. Washington Park and all of its trails, however, were open and my family was able to get out daily for strolls. The beds were comfy and it was plenty warm and comfortable.

The old adage, "you get what you pay for" comes to life in this very reasonably priced basement apartment. The good: Strong water pressure, you feel surrounded by trees when you look out the windows, clean, big bathroom, sizable bedrooms with large closets, fast WiFi that supports multiple devices at a time, responsive customer service from iTrip, very convenient location to Forest Park, the Arboretum, downtown, etc. And despite the fact that the unit is right off of the always busy Burnside Road, if you keep your windows shut you actually can't hear the road noise. The bad: My husband and I didn't sleep much because the beds are EXTREMELY soft and the pillows are EXTREMELY hard. For us, that was a lethal combination. Sleeping in the same bed made the bed almost sag in the middle (we are not overweight), so for 3 of our 4 nights we had to sleep in separate bedrooms. The other issue with sleep is that (as the posting says) there is no temperature control in the unit. Because we prefer to sleep in a cooler temperature we had a situation where our windows were all open to lower the temperature while the heat was on to raise it. It felt inefficient, to say the least. The other major issue was the living room area...There are two smaller couches, neither of which is particularly comfortable. The room would be better off with a small sectional in that space. The lighting in the living room was also an issue -- When you're in a basement apartment you need A LOT OF GOOD OVERHEAD LED LIGHTING to make the space feel happy, but there was no space in the apartment where we could even get enough lighting for a decent WebEx call for work. We ended up needing to just shut off our cameras. All in all, the stay was just okay. The unit was clean, as pictured, and a great price for a 2 bedroom. Unfortunately, because we couldn't sleep the whole time and because WebExes were really difficult given the lack of good lighting in any of the rooms (except the bathroom) this place gets a 3 star rating.
