One the main level you will find a bright and open floor plan with high end finishes everywhere. The kitchen boasts quartz counter tops, stainless steel appliances and modern cabinetry. Enjoy time together in the main living area that joins the kitchen with ample seating in stools, a dining table, and the living room just beyond. There are a number of large windows allowing for ample natural light. The living room also has a large 4k LED TV with integrated Roku streaming capability.

As you ascend upstairs you will find the master suite and two additional bedrooms. Each room is exquisitely appointed with wonderfully comfortable beds. The master suite has vaulted ceilings as well as a full tile shower with frame-less glass. In addition to the master bath there is another full bath to support the other two bedrooms. The other half bath is on the main level.

This Milwaukie Heights Villa sits just 10 houses down from the Southeast Park Avenue Max Station. If you choose to drive, you can be in downtown Portland, Lake Oswego, or Clackamas in less than 15 minutes. Book this incredible new property for your Pacific Northwest Portland state. Whether it be for work or pleasure, you won't find a better option in the area. There is an attached studio below that is rent-able as well if you need a bit more space. Please don't hesitate to reach out if you have any questions at all.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

**Please note this Villa is above a studio unit. If you are interested in a little bit more space we invite you to take a look into booking the downstairs studio as well.**

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

There is a nice trail nearby that leads to a river and a shuttle line to downtown within walking distance. The house itself is tastefully decorated and super comfortable. Located just outside the Portland city limits, this new & well furnished house is very conveniently located for travel by car or the adjacent light rail station. The house was immaculately clean and well kept, and we had no problems during our stay. A question about parking at our arrival was answered with a quick phone call. I would stay here again if my travels take me back to Portland.

Stayed at the property knowing the heatwave of 2021 was coming. When we arrived late in our first evening, the property was fantastic and in great condition…except the a/c wasn’t working. Called first thing in the morning and we were nice and cool by the time we got back later in the afternoon. I can’t say enough about the property as it was exactly what our family needed and was a great base while the temps soared to 110 degrees and higher during our stay.

This was a great place to stay and we hope to do do again soon. It is immaculate, has all the amenities that you would expect, lots of room and in a really quiet neighborhood even though it is located right above the Maxx station. We really appreciate that the noise restrictions are enforced by the owners! It is conveniently located close to many daytrip activities and a quick drive into Portland.

We were very happy with our stay at this lovely home. Our group included four adults. Newly built and furnished with high end furniture and decor, we found it to be a welcome respite when we returned at the end of each day. It was very clean, and stocked with mostly everything that we needed (maybe a colander and a cookie sheet would be useful for rinsing berries and heating things up in the oven ;)) We would definitely stay there again, as it is a convenient location to Portland.

A nice, nee place with plenty of room for everyone. Close to many places. My only complaint was lack of products in the house. There was not enough toilet paper, paper towel, garbage bags and things like that. Besides that, I would definitely recommend.

We enjoyed our stay at this home away from home. I very much appreciated this very clean house, and even more so during the pandemic. The house was spotless! The kitchen was well equipped, beds were incredibly comfortable, the master bathroom closet was huge (jealous, need this at my home) and the kids loved the foos ball table. Corey was also very responsive and easy to work with. Thanks for a great stay! Ps - local recommendations: El Tapatio for Mexican food and Mt Tabor for a beautiful hike. And the zoo reopened!

We had a lovely stay at this property. It was very clean, the kitchen was well stocked with everything we needed and there was plenty of space for our party of 4. The beds were very comfortable. The property is 5 mins walk to the MAX line and there is a train every 15mins into downtown Portland, it takes about 30mins. $5 for an all day ticket for an adult, and they run until about 11.30pm. My teenage kids (16) were able to take themselves off for the day exploring the city, while we took a drive out to the beach. It was a very good 4 night stay.
