This wonderful new construction sits just over 7 miles to downtown Portland. This villa was built and furnished with the perfect blend of style and comfort.

One the main level you will find a bright and open floor plan with high end finishes everywhere. The kitchen boasts quartz counter tops, stainless steel appliances and modern cabinetry. Enjoy time together in the main living area that joins the kitchen with ample seating in stools, a dining table, and the living room just beyond. There are a number of large windows allowing for ample natural light. The living room also has a large 4k LED TV with integrated Roku streaming capability.

As you ascend upstairs you will find the master suite and two additional bedrooms. Each room is exquisitely appointed with wonderfully comfortable beds. The master suite has vaulted ceilings as well as a full tile shower with frame-less glass. In addition to the master bath there is another full bath to support the other two bedrooms. The other half bath is on the main level.

This Milwaukie Heights Villa sits just 10 houses down from the Southeast Park Avenue Max Station. If you choose to drive, you can be in downtown Portland, Lake Oswego, or Clackamas in less than 15 minutes. Book this incredible new property for your Pacific Northwest Portland state. Whether it be for work or pleasure, you won't find a better option in the area. There is an attached studio available for rent as well below. We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

**Please note this Villa is above a studio unit. If you are interested in a little bit more space we invite you to take a look into booking the downstairs studio as well.**

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

First off, the entire place is very modern and is incredibly clean. Upon entry, we were greeted with a complimentary bottle of wine which was great. Overall, the stay was superb. The host was very responsive and was able to be reached at a moments notice. Would recommend to anyone else!

This space has such a lovely, open energy. Plenty of windows and mirrors fill the rooms with natural light. Everything was clean and comfortable. The property manager was both prompt and kind in all of their responses. We have a 4 and 2 year old who enjoyed watching the MAX train out the back window and also watching shows on either one of the huge TVs. There were a couple of puzzles and coloring books as well. The king in the master is set on a low bed frame which was perfect for fitting an adult and both kids without worrying if they rolled off the side :) I would definitely say it is geared toward adults and older kids. But we had no problems with having two littles there and would certainly stay again. Great house and location!!

Our family of 4 recently stayed in this home for a few days while in Portland. The home was very clean, well furnished and very comfortable. It was within walking distance to the Portland MAX, a nice walking trail and provided easy access to whatever we wanted to do. The owners also did a great job of checking in with us, even though we didn't need anything. There is limited outdoor space, but our family would definitely stay here again.

We had a great stay here on our trip to Portland. The home was very clean, nicely decorated, and had all necessary amenities. This spot is only about ~15 mins from downtown Portland and it is in a safe and quiet location. Corey was also very quick to respond when we had questions. I highly recommend staying here! PS - There are plenty of mirrors to get ready if you’re also thinking of doing a girls trip in Portland!

We found the place great. It was well laid out/quiet and had all the items one would need for an extended stay (we were there for 2 weeks). If this is available next year and we are in Portland area for Thanksgiving we will definitely rent this place again.

This rental was a perfect base for visiting my parents at nearby Williamette View. It is a stone's thrown from the Trolley Trail which is a wonderful running path. The house was very comfortable - the master bedroom was luxurious and the office in one of the spare bedrooms was great for keeping up with work. Corey was very responsive and friendly. Overall, an excellent place and I will return.

We enjoyed our stay so much. Easy access to Portland, highways, good good, safe neighborhood and clean. Each bed was super comfy and did I mention. This place is clean?! There are steps to the bedrooms (about 20), so if you have knee problems or need handicap access, this isn't the place for you. And the train is a 2 minute walk from the house. It's a newly remodeled place with plenty of parking too. We Ubered around and had pick ups within a few minutes. Doesn't smell of pets. Corey is easy to communiate with and all our needs were met here. No surprises. Thanks for everything! Great experience. Sue

This home was simply amazing and beautiful as ever! The pictures online doesn’t do this house justice in person. It is located centralized location in Portland where you have access to everything. The home is beautifully decorated and the beds were extremely comfortable. I wished I would have booked it for our entire stay in Portland. We had a little issue turning on the TV upstairs in the MB, I contacted the owner immediately I received a response, if that isn’t A1 customer service than I don’t know what is, especially living in today’s world. Who ever rents this property will not be disappointed. I’m looking forward to the next time we return to Portland we will be repeat customers of this property. Thank you, Latin Berry & Family
