The brick front patio is inviting, the private courtyard in the middle is a great place to start the day, or swimming, boarding, surfing or sunning on the sand! The unique layout provides a great space for families to enjoy the fun together, but with separate space to relax and un-wind after a day of fun.

NO PETS: Due to family health issues this property is strictly no-pets, including service animals. We respect that service animals are important to owners, however, their presence in this home is a serious health risk.

The rear cottage is commonly called the parent’s (or grandparent’s) escape. One thing that we love about the property is the central patio between the cottages that serves as a private patio!

Enter the front cottage through a Dutch door to the living area. There is comfortable seating to the left and a large TV. The kitchen has stainless appliances and a small built-in eating nook with seating for four. In the front cottage, the first bedroom down the hallway has a double bed and flat panel TV. The second bedroom to the back of the house has a double bed, a wall-mounted flat panel TV and access to the courtyard. The hall bathroom has a shower. The front cottage is equipped with Air Conditioning.

The rear cottage has an updated kitchen with granite countertops and stainless appliances. The hall bathroom has a shower. The living and dining area are in the back with a large brown leather sofa - which converts to a queen bed in the evening – and a high-topped table with seating for two. There is a wall-mounted flat panel TV to keep the kids entertained in the evenings. The rear cottage has Air Conditioning.

The back cottage has one bedroom, upstairs with a queen bed. The bedroom is semi-private; no door at the top of the stairs. The space is open and bright, with a TV, plenty of windows, sky-lights atop the vaulted ceiling and a ceiling fan.

BOTH COTTAGES HAVE AIR CONDITIONING WITH NO ADDITIONAL COSTS.

Our home has two distinct patios for the your family to enjoy. The front patio has dining table with a market umbrella for enjoying sunshine during the summer. The private courtyard between the two cottages has a wood-plank deck and features a patio table with six chairs and an umbrella for shade. The whole family can enjoy meals grilled on the gas BBQ. The outdoor shower is available to rinse away sand before going inside, and the fence has hooks for towels, wetsuits and swim suits.

LAUNDRY: There is a stacked washer and dryer in the back bedroom walk-in closet, detergent is provided.

Locals know the 3-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with views of the shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion, made famous in the 30s and 40s for being the home of Big Band era legends Count Basie and Benny Goodman.

Explore the Peninsula on two-wheels or by foot via the boardwalk/bike path. The Newport Pier area with shops and local eateries galore is minutes away by bicycle and a 10-15-minute walk. Visit Seaside Donuts, Jane’s Corndogs, Dory Deli. Breakfast at Charlie’s Chili are musts for locals and out-of-towners. Within walking distance at 32nd Street is a Pavilions grocery store. Chihuahua, Palmiyra, and Sancho’s serve up tacos, burritos and more. Gina’s offers pizza and pasta for the whole family. Around the corner on Newport Boulevard there are several restaurants to try. The newly renovated Lido Marina Village with high-end restaurants and boutiques is within walking distance.

TRASH PICK-UP DAY:  Monday is trash removal day, place bins in the alley after 7pm on Sunday evening and bring them in after the trash has been collected.  Trash bins are located on the side of the back house.  They need to remain in this area, except for trash removal and pick-up day.  It is important that you remember trash pick-up because Newport Beach Peninsula is a small area and there is not room for excess waste.
GARAGE PARKING:  You are allowed to park in the garage. Use the garage at your own risk.

STREET PARKING:  Please note that street sweeping is done on Wednesday.  The city will ticket and tow cars that are on the street during these hours.

AREA PARKING:  It is suggested that you download the ParkMobile App on your phone to pay for parking at city owned lots.

You can park in the alley or the street when you arrive.  Once you enter you can open the garage. You can park in the garage.

2-3 days prior to your check-in you will receive an email with the front door access code.

CHECK IN / OUT TIME
Check-in time is 3:00pm local time.  Check-out time is 10:00am.

CHECK-OUT REMINDER
Plan your time the night before checkout and the morning of checkout so that you can finish on time. Late checkout results in additional charges to us, and may result in additional charges to you.  

To avoid an extra cleaning fee, please make sure all trash has been removed, towels placed in a pile, and the dishwasher started.

INTERNET ACCESS
Internet access is provided.  Please use the iTrip App or the Guide Book in the home for WIFI network name and password.

CLIMATE CONTROL
This property has air conditioning.  Please excercise good judgement is using the AC.  Any damage caused to the AC will not be covered under the LDW policy.


NO SMOKING and NO PETS
Smoking (both traditional, 420, and electronic) are not allowed inside or on the patio at anytime.  Violation of this house rule can be cause immediate removal without any refund. Pets of any kind are not allowed.  Smoking and pets will immediately void the LDW policy.

If there are pets or evidence of smoking, you may be asked to leave immediately with no refunds and charged for the extra cleaning.

MIMIMUM AGE REQUIREMENT
Per the City of Newport Beach Municipal Code (5.95.045 A.2) the minimum age 25 to rent.  Primary renter must be on-site during the rental.  If a reservation is found to be made by a guest under the age of 25, the reservation will be cancelled.

PARTIES AND NOISE
No amplified sound between 10pm - 10am.  There are surveillance or recording devices on the  property.  We use a noise monitoring device, it does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels) at the property. 

AMENITIES
  • Beach towels are provided, they are located in the closet.  Please do not remove the bath towels provided.
  • Beach chairs and beach toys are located in the storage bin
  • A supply of paper products has been provided to last 2-3 days.  Extra rolls are kept in the bathroom or kitchen cabinets.  Additional needs beyond this are your responsibility

Scott was a pleasure to deal with. We stayed in a fabulous property with two cottages about a 2 minute walk to the beach. The property had everything we needed. It could not have been in a better location because we were also walking distance from a great selection of restaurants and stores. Very comfortable beds and I was lucky enough to sleep in the room with the surfboard! I highly suggest it and can’t wait to book it for next year.

Some people say Disneyland is the Happiest Place On Earth, but I disagree! It's really the Newport Penninsula - at my vacation home rented through iTrip. My family has rented 2 houses on the same property for the past 3 years. ITrip employees are really at the top of the vacation rental game. They are very well organized from the innitial contract to the move-out instructions, and have been available to me whenever I've had questions. This is all you couldl ask for in a vacation rental company. They are efficient, curtious and reliable. They make a vacation -- a Real Vacation. Rarely do I say a place is outstanding, but this place is just great. First off, super clean, maybe one of the cleanest rentals I've ever stayed in. The place is unique with two cottages to say the least.....good for families because everyone has space. Nice that they have some beach amenities for people to use.

We LOVED this home and the location was perfect! The two cottages were so clean, two kitchens with wonderful amenities, TVs in each room, and a nice garage. We loved the front patio and the courtyard and BBQ. Our family had a wonderful Christmas week here. Parking our extra vehicle on the street was not as bad as expected. We were able to park within a block on the cute beach town streets. Highly recommend for families! We loved it!! Thank you so much for a wonderful stay! We can’t wait to be back soon.

Couldn't Have Been Better!

This is the 7th year my family has rented the same house(s) on 34th Street. It is the highlight of the year. We rent for a week and then talk and dream about it for the other 51 weeks. It always looks the same: spotless, with all the right beach artifacts (Shark jaw in the outdoor shower), perfect weather, and a very welcoming and helpful owner - Scott, who helps out whenever we can't figure out the TV's, etc. Best part is that the little kids in the family think I own the property and that no one else lives in it the other 51 weeks of the year. After all of these years, It does feel like home. I'm grateful for every hour spent there with my family. Thank you Scott, Brian and Heather

Two Charming Cottages with a 5 minute walk to the sand!

We did a Sweet Sixteen surprise celebration weekend for my daughter and five of her friends. The 35th Street property was perfect for our getaway. The girls loved the independence they felt staying in the front cottage and I loved the privacy of the back cottage. The private deck between the two is perfect for enjoying bbq and eating alfresco. The kitchens are well stocked, beds are comfortable and the beach is right down the street...you can see the sand from the front patio. There's a grocery store down the street, Starbucks close by, and plenty of restaurants to choose from if you don't want to cook. There is a single garage . . . and notice the mirror on the wall to guide you in, so you don't hit the wall! Everything is crisp and clean - true to the pictures online. I would not hesitate spending another getaway at this property. Scott, the property manager, is amazingly responsive and has a great sense of humor!

The children in the family actually think this is their house and that it sits empty during the other 51 weeks of the year! Great Stay at 307 35th Street!

This is a great house for a relaxed stay by the beach while still having access to the urban offerings of Orange County. The short walk to Balboa Bay in one direction and the beach on the open ocean in the other makes this an ideal location. It's also walkable to great shopping and dining in the Lido Village Area. Scott is a great host who is responsive and keeps the house well organized, clean, and in good order. The house itself (or should I say, two houses) is very comfortable with a spacious interior patio for BBQing and outdoor eating, and a nice front patio for people watching that our children can safely hang out on. The house is also very well set up for beach use as you can come in through a side gate, wash or feet with a hose and/or use a nice outdoor shower that is available to get all the sand off before you go back in the house. This is our second time at this house, and we would come back again! (One important note is that the garage is small, so our Honda Odyssey did not fit inside of it. If you have a large car, you should take this into consideration.)

Our son & his friend had their own space in the rear home and had a great time at the beach, pier & shopping for their own “condo”, all while under our convenient & watchful eye. Patio area was great for grilling & family time. Front house was perfect for us & super comfortable. Front patio let us take in all the local flavor. Super quick walk to the beach! In short, awesome!

Family time in Newport Beach

I recommend staying at 307 35th Street for families. We were two parents, three adult children, and a 22 month granddaughter. Two cottages provided separation, while the middle common area was perfect for our independent granddaughter to play while we relax. We enjoyed the front porch as well. The beach and town proximity was wonderful as we could walk most places. It is true parking is a challenge. The garage was handy for my son’s rental. Our minivan was street parked, but occasionally a ways away from the house. Not a problem since we like to walk. Alta Coffee is our morning destination. We also visited Disneyland and the Aquarium during our stay. We had a great week in Newport Beach.

Such a Fun Place

We are originally from Orange County and have stayed in Newport for five years in a row. We loved this house! It was such a fun place. It was just a short couple blocks from the the beach. The patio in between the houses was super nice with dining for 6 and a brand new grill. It was great to have some beach chairs, umbrellas, and sand toys. Everything was brand new. The furnishings were much nicer than most rentals. Beds were comfy with brand new linens. Even the sofa bed was comfortable with a memory foam type mattress. The outdoor shower has a curtain and was great to have an extra shower. The only drawback to this unit over others we have stayed at is the garage was really small and hard to get into so we couldn't use it. Our last rental had the same problem. Our car is very long. Some nights when we got home late we had to park about a mile away and catch an Uber home. But that's how parking is at the beach. Overall it was perfect and we'd love to stay there again sometime.

We are glad you had fun at the family cottage, we certainly try to make things easy for everyone in the family. The middle patio is private and large....it's probably our favorite space! You must have had a very long car! It is a smaller one-car garage, which many places in the area have. But we've been able to fit mid-size SUVs in the garage. We do hope to have you back in the future because Newport Beach is a place to make some good family memories!
