Ascend the foyer stairs to the second level where guests can settle into any of four bedrooms, including a primary suite and second bedroom with covered balcony access. Bedrooms contain a convenient assortment of king, queen, full, and bunk beds to allow a variety of sleeping options while bathrooms feature plenty of counter and cabinet space for hassle-free morning and evening routines.

Enjoy quality time together on the third floor in the well-appointed kitchen and generous common room with ten-person dining table, large sectional sofa, several seating areas, and an enclosed sitting room. Take in the ocean breeze as you sip a cup of morning coffee or evening glass of wine on a second open air balcony with sliding door access off the main living room.

This property is ideally located just 4 minutes from a beach access point and next door to a park with basketball courts and play structure. It is a perfect home for families and groups with kiddos. For security purposes, there is one external doorbell camera installed.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring the interior of the house, however there is a ring doorbell on the front door facing the driveway.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

This house has a good set up. We had alot of fun. Great large room 3rd floor with sections for diffrent family members. Clean house with plenty of supplies. We where able to park in garage and park right next door.

The Pacifica house met our needs and went above our expectations. Plenty of space, comfort, and necessities for a great long weekend. We made use of the BBQ and the balconies. We had a problem with the TV (previous tenant took one of the wires). We called and someone came over, figured out the problem, and got us a new wire. The beautiful weather didn't hurt either.

Great place for a big group

It is a great gathering place with 3 sitting areas in the great room. We enjoy the time together with still enough room for 4 toddlers to run around. Sufficient cooking utensils for us to make meal for 12 of us for all 5 days. The only draw back is the stairs safety for small children. We ran out of dish washer and clothes washing pod on the last day, but they were delivered to us in a timely manner. With beach in close proximity, it is very convenient for us to enjoy a walk every morning with the children. Beautiful beach in Neskowin is only 15 mins away.

We really enjoyed our stay. The quality of the interior furnishings exceeded our expectations. From the comfortable chairs and couches to the great nights sleep. My brother is a chef and he was impressed with all the cookware. All our communication with management for questions or concerns were answered immediately. We absolutely loved the home. Enough room for everyone. The great room/ kitchen area on the third floor was perfect! Everyone could be together. The furnishings were beautiful and the house was very clean. We will be back!

We would agree with the five star rating. This house was very clean upon arrival. We cooked most every meal at the house. It was well supplied with cookware and dishes for an army. There was a full stock of spices that was available and some coffee and oils. Every bathroom was well stocked with towels and toilet paper. The house was very comfortable for our extended family of 6 adults and 2 small children. There are two flights of stairs to and from the top floor where the living room/kitchen is located so we got our exercise. The house is walkable to the casino and into town. We would definitely stay there again.

This was such a great experience. The check-in process was smooth, the pictures online actually demonstrated what each room looked like, and worked so well for my large group. The hosts were easy to work with and answered my questions quickly when booking. And the large dining table made it easy for us to share meals Together. Overall, great experience and highly recommend.

Fantastic house! We loved the huge open spaces on the top floor and the enjoyed the comfortable new furniture. The house easily accommodated our large group without making us feel crowded. The living room layout is set up to allow for different activities while still allowing everyone to feel close. I love to cook, so I really appreciated the well equiped kitchen. You can't beat having ocean views while you cook. We loved the spacious bedrooms and king-sized bed. Short walk to the beach is another plus. We are already planning to return. Highly recommended!

Amazing Beach House!!

Wow, this place was amazing and perfectly laid out for our family. The rooms were separated on the second floor, which was perfect when people wanted to go to sleep they could get away from the main living area of the home. The bedrooms were spacious and the beds were very comfortable. The top floor was PERFECT! Open kitchen to the living area that was all open and perfect for interacting. You felt as if you were with everyone, but could be doing different activities. We had guests watching football, while others worked on a puzzle in a different seating area, and someone else was reading a book with an ocean view! We enjoyed the fully stocked kitchen and BBQing at night. We will definitely stay here again!! Highly recommended!
