* If determined that a party took place on any of the nights reserved, reservation guest will be charged $500, no exceptions!

* This property sleeps 17 people!!! If we determine you have more than 17 people, we will charge a fee of $100 per person, per night.

* Must be 25 years old to reserve home

* City and state taxes, in addition to cleaning fee and Standard Property Damage Protection Policy will be added to all reservation fees

* Please park in driveway at all times

* Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age.

PRIVATE COVE AREA

Tenant hereby acknowledges that the premises they have reserved does include lake access and may have kayaks to use beyond the property line of rental property, and does have a trail leading down to the private cove. The undersigned agrees and acknowledges that (a) leaving the property for lake access and (b) taking the trail to private cove and using the kayaks can be dangerous and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to (a) leaving the property via trail and (b) using kayaks provided. Property Owner and Manager may not be held responsible for any injury that may occur.
 I UNDERSTAND THAT I HAVE DUTY TO EXERCISE REASONABLE CARE FOR MY OWN SAFETY AND I AGREE TO DO SO. I assert that I am physically fit to participate and I will not hold the Property Owner or Property Management Company, or their employees, agents or other associated personnel responsible if I am injured as a result of ANY problems (medical, accidental or otherwise) which occur while staying at the property and (a) leaving the property line via lake trail and (b) using the kayaks provided. I fully understand that the property has limited medical facilities and that in the event of illness or injury, appropriate care must be summoned by phone and treatment will be delayed until I can be transported to a proper medical facility.  I agree in advance to these conditions. The Owner and Property Manager have made no representations to me, implied or otherwise, that they or their staff can or will perform safe rescues or render first aid. I agree to forever discharge and release the Property Owner, The Property Management Company, its employees and agents and affiliates, from any and all responsibility or liability for any and all injuries or damages.  I agree NOT to make a claim against or sue any of the above parties for injuries or damages whether they arise or result from any NEGLIGENCE or other liability, EVEN IN CASES OF GROSS NEGLIGENCE.  I further specifically agree, on behalf of myself, my heirs and assigns, to indemnify and hold harmless the released parties for any and all causes of action arising as a consequence of any incidents which might occur as a consequence of my participation in any activities with or involving the released parties. 


 

GENERAL INFORMATION:
NO PARTIES, EVENTS, OR LARGE GATHERINGS PERMITTED! These are cause for eviction with no refund. Please be respectful of the home's neighbors at all times. Properties may include a noise alert monitoring system and other electronic devices in order to ensure that neighborhood noise and occupancy levels are respected. If we receive noise complaints and it’s determined that a party/event took place at property on any of the nights reserved, reservation guest(s)/tenant(s) will be charged a fee of $500 to credit card on file, no exceptions. Occupancy is limited at all times during your stay to the maximum 'sleeps' number stated in the listing. Please do not invite additional people to the home as a $100 fee per night, per person will be charged to reservation guest 

PETS POLICY:
ABSOLUTELY NO PETS
If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit. A $500 pet deposit will be charged to booking guest.

DOCK, POOL & PATIO:
Tenant hereby acknowledges that the premises they have reserved may include a dock (private or community) and the undersigned agrees and acknowledges that the dock and patio/deck can be dangerous areas, that the dock and deck area can be slippery when wet and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the dock, community or private pool and patio areas, if applicable. Property Owner and Manager may not be held responsible for any injury that may occur. Additionally, Tenant agrees to indemnify and hold harmless the released parties for any and all causes of action arising as a consequence of any incidents which might occur as a consequence of participation in any activities with or involving the released parties.

Kayaks

Tenant hereby acknowledges the the premises they have reserved may or may not have kayaks at private cove area and the undersigned tenant agrees that the kayaks can be dangerous when used. Tenant also acknowledges and assumes all responsibility when using kayaks and accepts fees and charges if kayaks are lost or damaged. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related in the use of the kayaks. Property Owner and Manager may not be held responsible for any injury that may occur. Additionally, Tenant agrees to indemnify and hold harmless the released parties for any and all causes of action arising as a consequence of any incidents which might occur as a consequence of participation in any activities with or involving the released parties.

TERMS & CONDITIONS OF LIMITED DAMAGE WAIVER:
In order for Limited Damage Waiver to cover accidental damages / expenses, all damages MUST be reported prior to check-out. If damages are not reported prior to check-out and discovered later, the tenant will be responsible for all repairs and replacement costs. 

HOLD HARMLESS:
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

RESTRICTIONS:
Must be over 25 years of age to rent any property
Smoking (including vaping/e-cigarettes) is not permitted anywhere inside our homes.  
Do not dismantle smoke detectors, as they are there for your protection.  
Please do not remove any furniture, linens or bath towels from the interior of the home. 
 
COVID19:
During the COVID-19 crisis there may be significant changes to operations and operating hours of tourist-related activities. Community pools may not yet be open, or have limited hours. Restaurants may not have indoor dining or limited outdoor dining only. City rules with respect to wearing masks and other safety equipment may apply. None of these or other similar restrictions are within our control are not a reason for a refund. Please consider investing in travel insurance.

The Blue Magnolia was perfect for our annual birthday getaway with four couples. Wonderful accommodations with a very comfortable feel. Close enough to area towns and attractions. Great restaurants close by. A perfect place for relaxing, playing games, fishing and crafting.

Beautiful home! We had a group of 17 and this house was perfect! Never once ran out of hot water! Plenty of room for everyone. The back yard is small but still big enough for my grandson’s to play games. Just wish the lake hadn’t been Flooded and closed. But still plenty to do in the area. We are already talking about coming back next year!

We had a wonderful time at the Blue Magnolia. The house was exceptionally clean and the kitchen was well stocked. We loved how each bedroom had it’s own bathroom and the large kitchen table allowed us to gather with plenty of space. After enjoying an evening by the fire pit, the hot tub was the icing on the cake. We will definitely be back!

The house was very nice with many bathrooms and bedrooms. We had much more space than required for our family of 8 adults. The kitchen and Dining Room were especially nice. Outside sported a firepit with seating. It was nice to have a large enough area for the entire family as annually we take a vacation stay together. We had a couple of rainy days so the whole family enjoyed the nice spinning Scramble Game. Each family had privacy in their areas if desired. Our plan was to visit Magnolia in Waco so it was nice that it was only a 45 minute or so drive. The property had a privacy gate in front. We also loved that lots of items were available such as a cooler, fishing lures, poles etc. for use.

We had a great time at the Blue Magnolia with some close friends over the Dec Christmas weekend. The Lodge had tastefully arranged interiors and every room had its own character! There were plenty of utensils and cutlery and towels and pillows and bedsheets for everyone from our group. The kids loved the outsized moose as a cuddly toy and enjoyed the firepit and with some s'mores over the fire and broke into song! The 3rd floor bed room for the kids had enough beds and they loved it to hang out in the night. There was also gas fueled fire pit that was a big hit when the wooden fire starting losing the heat! The double oven was quite useful and we baked some stuff. For the adventurers there is also the walkway down the hill at the end of which is the view to the lake which is breathtaking!! We ventured out on the kayak one by one and it was not just a good workout but also a peaceful quiet time away from the Hussle and buzzle of normal days!! We take back some good memories as the year comes to a close and would love to go back some time later !!
