This home is in a special location for whatever you are visiting for. Whether you may be looking to be close to Nike and Intel campuses, visiting family and friends in the region, or just enjoying all the Pacific Northwest has to offer.

With a perfect blend of comfort, style, and location, this three bedroom home is a great option for your family or small group. The property makes great use of space with it's open floor plan allowing for groups to enjoy cooking, dining, and entertainment in the living room with each other.

Upstairs there are three spacious bedrooms, two of which have TV's. There is one full shared bath for two of the bathrooms and a large master bath with a walk-in closet. The large closet is great for families travelling with young kids as we provide a pack and play and some basic toys for enjoyment.

The patio in the backyard is wonderfully maintained and fantastic for enjoying the green-space beyond. Next to the home is a small path that leads to another section of neighborhood. Along the path you will cross over Beaverton Creek that winds through region and a number of parks such as Seminole, Sutherland Meadows, and Lexington Park.

Another feature of the home is the convenience of location. There are multiple grocery options within a mile or two. There is an outdoor mall at the Streets of Tanasbourne just a few minutes away. Numerous restaurants are within a five mile drive or less. You can even walk from the house to the MAX (Portland's Light Rail System) and use that to go downtown, the airport, or other regions to the east and south of Portland.

This location is really unbeatable for what ever your plans are in the region. There is one security camera placed outside overlooking the driveway and parking area. Please ask if you have any questions regarding this.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

Great home! Incredibly clean and well stocked. Toy room was great to keep our kids (3, 5, and 8) entertained during the time we were home. Was within 20-30 minutes of our trips to the Oregon Zoo, OMSI, and downtown.

We really enjoyed our stay. The house was everything we were expecting and then some. It is located in a very quiet area next to a walking trail ( we heard owls outside one morning) , that along with comfortable beds meant we had great night sleep. There are restaurants and stores nearby and not far from downtown Portland. I would highly recommend this property for anyone wanting to stay in the area.

We greatly enjoyed our stay at Beaverton Creek Cottage. The house was clean, modern, and in a very quiet neighborhood. Beds were super comfortable and the house had AC (not very common in Pacific Northwest). Corey responded quickly to any questions we had. We will definitely book through iTrip Vacations again!

I recently visited friends in the area and stayed in this VRBO with a friend. The lodging was perfect. Appointed well - all needs were met with included amenities. Kitchen, bathrooms, bedrooms - all stocked with basics and more. The home was clean, wifi good, and all instructions needed were clear and available. The neighborhood was quiet, parking easy, and location very good too. Walk to a MAX station, coffee was easy and pleasant. Really impressed. Thank you!!

Our stay was fabulous and easy. Since we were there during COVID restrictions we did all our own cooking and had small groups of friends on the outdoor patio. The kitchen was well equipped and grocery shopping was very convenient. Great local walks as well. Easy access to highways, Portland, Hillsboro, and Beaverton. Highly recommended.

We must say, this house was beautiful, clean and nestled in a wonderful community. It was everything and more we could want. Thank you for sharing your home with us. We’re had our son from college in southern Oregon come north and our son in navy come south from Seattle. Then we went to a NBA game, ate at great restaurants, played board games. Great stuff. Thank you again. We will stay again.

We had a great time at Beaver Creek cottage. We have 4 kids and there was plenty of room to spread out, the home is located near tons of parks and easy access to the Max to take into town. We will for sure stay here again in the future. Thanks for a great time!

Enjoyed our stay in this great, well sized new house. We came to visit Portland and although this side of Beaverton is a bit out of the way for that, the fact that the neighbourhood is very nice and quiet (end of the road house) made our stay perfect.
