If you feel like adventuring through Portland and want to base out of Southeast where you sit almost directly between Division and Hawthorne on 32nd, it is hard to find a better location than this one. You have a private entrance on the side of the house that leads down to a newly converted basement. It is clean, neat, and has some wonderful amenities. Every single thing in this retreat is brand new. It is a large spacious area divided between a sitting and living area and the bedroom area with a full bathroom and kitchenette. In the living area, the couch folds down into a bed. It is great for kids but depending on size may not be great for adults. The bed however is new and comfortable. There is a kitchenette with a microwave, sink, and refrigerator as well as a newly remodeled full bathroom.

A brand new high end self inflatable air mattress has been made available for guests. The allows up to four adults to sleep comfortably. It takes less than five minutes to inflate and deflate. There are linens available for the bed as well.

Some of the best restaurants in the region are a walk-able handful of blocks away. Wake up to one of the most incredible brunches around at Jam on Hawthorne. Get there and enjoy a mimosa while you wait.- There is always a line for good reason. Perhaps a lunch at Pok Pok, eating some of the best Thai food in Portland (make sure you try the chicken wings, not only are they famous but most will say they are the best they had)! Finish it off with dinner at Ava Gene's and enjoy and Italian dinner with farm fresh ingredients hand made pasta where everything is special. These are just a few of the dozens of incredible restaurants, bars, and stores up and down Division and Hawthorne. Whether you choose to walk, bike, or ride-share .. everything is accessible.

You are also minutes away from downtown, two hours to the Oregon Coast and ninety minutes to Mt. Hood. The amount of adventures to be had in the region is countless.

We do ask that you please remember this is a private basement apartment with the rest of the home above. The owners above live normal lives and you will likely hear footsteps from them, their dogs, and/or a distant muffled voice. Because of their dogs, if someone comes to the door or there is lots of noise outside you may hear a bark. Also for this reason that only a single small dog is permitted on the premises. No large dogs are allowed at all and only 1 max. In the event you do bring your small dog and decide to leave them in the basement apartment while you are out and about, we do require that they are put in a crate (we have had other dogs cause damage to the doors/furniture in the past and want to avoid this happening again).

PET FRIENDLY: **There is a $50 pet fee per pet with a maximum of 2 dogs. Please be aware failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

Location was perfect for us. We made use of shops and restaurants on Hawthorne. It was close to our son's home. Our unit was equipped with excellent bathroom facilities, tv, fireplace, kitchen, lighting. A few complaints: sleeper couch was uncomfortable and bedding insufficient. As it was a basement unit, it seemed a bit dank.

Location is a cozy basement apartment in a quiet yet centrally located neighborhood. Was easy to walk / bike / ride-share to wherever I wanted to go in Portland. Was easy to use access to code to come / go as I please without disturbing anyone. Bed was comfy, towels were fluffy, and the location was quiet. Could not have asked for a better spot.

The facility was very nice and clean. It's a remodeled basement in an older Portland home. The upstairs tenants seemed nice. The only issue we had was that the TV would not work. I could get it to go on, but it would not stay on. That was not a big deal for us, as we were there to visit my daughter, her husband, and their new baby. I was told that this would be fixed soon.

Thank you for leaving a review. I know we spoke many times about the power being intermittent on the plug at the TV. Those are always the hardest to diagnose and understand but we are working on it. I hope you can stay with us again the in the future and I promise the TV will be perfect!

Covid summer getaway

This rental was perfect for our needs. Easy and safe street parking, well appointed space with a desk for working, small kitchenette which was fine for us as we mostly ate directly across the street at our friend's back yard where for our socially distance visit. Having a fold out couch and extra air bed were also great for our teens. Being basement level was a plus to keep cool during warm Portland weather. Highly recommend!

My time at the apartment was great. It was very clean and The bed was very comfortable and the shower was fantastic. I had asked for a place that was within walking distance to my daughter and that is what i got. The first nite there, there was a problem with the tv. I called Corey who then contacted the owner and within Two hours the owner came and tried to fix the problem . I also had to change my plans and Corey was very helpful. He was able to change my nights that I needed to stay without any problems All in all the apt was great and i appreciate all the help that Corey was able to give me . I will definitely use this company again.

Apartment was clean, a bit cold (December rental) but fine. Hated the coffee pot. Being the PNW, that was surprising. Between the cleaning fee and taxes, the daily rate is really not accurate. But that is a problem with the whole VR system.

Hello Peter, I am glad you enjoyed your stay in Portland and were happy with the cleanliness of the apartment. Yes, it can be quite cold here in December, but luckily with the heaters it can help heat the space up. Sorry, you did not like the coffee pot, it is a pretty standard one. I am not sure what you were expecting as you mentioned from the PNW, but we have never had anyone ever complain about the coffee pot before or that it wasn't fancy enough? Lastly, yes, just like hotels there are transient lodging taxes that get added to every booking, but that is the requirement of the city, state and county. We do have a cleaning fee to pay the cleaner, but other than that the fees are out of our control and are on every listing. Anyway, we hope you come back and visit again, Happy Holidays!

2nd time we have stayed here, love it. We have a small dog and he loves it too:). Only had a microwave, so no serious cooking. However, for us, that is not an issue. The suite is well situated between 2 funky areas of Portland, Hawthorne & Division. It is super clean and comfortable. True. sometimes we heard the dogs upstairs, but again, no big deal as out dog could be heard sometimes too.

This cozy and modern stay in Portland will be my go to from now on. I met the owners, whom were wonderfully kind and willing to lend suggestions, help and care. The home is in a great area perfectly positioned in the Hawthorn, right between Hawthorn and Division. Division is booming with hip new restaurants, coffee shops, and boutiques. While Hawthorn keeps the character of the neighborhood with unique and eclectic shops, thrift stores, and great restaurants. Walkability is A+ and the neighborhood is safe and quiet. Been to Portland a few times, if you want to feel like a local, and enjoy the neighborhoods, stay here!

This basement unit was in a great location for us - close to our daughter and SIL and an easy walk to the shops and restaurants on Hawthorne. The unit was clean (although we did have to clean the coffee pot). We found the late check-in time of 4 PM to be a real hassle since we arrived early in the morning. Also, we could hear every footstep and conversation from above, and have decided to not stay in basement apartments going forward. The place was well layed-out with plenty of drawer and handing space. The bathroom was clean and roomy and the towels were of excellent quality. If you don't mind the noise from upstairs, and you want to be in this neighborhood, this would be a good choice.

I really liked my stay in Portland. The accomodation exceeded my expectations! If there is one small reccomendation I can make, it would be to change the white light bulbs with yellow ones. The white light makes the room feel a little cold, while yellow light would make it feel much warmer. Apart from that small thing everything was perfect!

My husband and I enjoyed our stay at this basement apartment. For the most point it was well equipped and the location was great. Very walkable to good restaurants, bars and an amazing ice cream place (Salt and Straw). The property manager and owner were also very accommodating when we had to extend our stay at the last minute.
