This fully restored Park City classic ski home is located on Lowell Ave and is beautifully nestled into the Park City Mountainside. The home features four bedrooms and a loft, four spacious bathrooms, a fully stocked room that opens to the large living area, HDTVs, a private hot tub, a two-car garage, and a beautiful open layout ideal for entertaining. It captures the atmosphere and ambiance of downtown Park City and historic Main Street.

The large family living room has an authentic mountain feel, with cathedral ceilings and antique décor with wood and stone finishes. Still, it also captures all the modern luxuries you are looking for. The living room has two new plush couches surrounding the gas fireplace floor-to-ceiling ceiling stonework, and the entertainment center has a 42" HDTV with DVD player, Comcast, and Philips speaker system. From the living room, you can easily access the balcony that offers views of downtown Park City and vistas of the surrounding mountains.

The warm and inviting kitchen is fully stocked and equipped with a complete range of household appl,iances including a stainless steel refrigerator, oven & stove, dishwasher, microwave, and a variety of other small household appliances, including a coffee machine, blender, and a double toaster. The kitchen is beautifully finished with thick granite countertops, hardwood, cabinetry, and a large kitchen island, which can be used as a breakfast bar. The kitchen has everything you need to cook your favorite recipes!

The dining room is situated right next to the kitchen with a large hardwood dining room table with seating for up to ten guests, mountain décor, and a chandelier, making this home ideal for large families and groups. The open floor plan is accented perfectly with new hardwood flooring. Located just behind the kitchen is the door to the backyard, which offers access to your private and secluded private hot tub and a full bathroom with a large glass-encased shower with sandstone tile, granite countertop with vanity, stainless steel fixtures, and toilet.

Heading upstairs, the first primary suite is at the end of the hall. A king-size bed and log pole frame, vaulted ceilings, two large closets, two nightstands with lamps, a 42" flat-screen HDTV with DVD player, Comcast, ceiling fan, large bedroom, dresser, and a private en suite bathroom. The primary bathroom was fully renovated and has an extra long granite countertop with his and hers vanity, an oversized glass walk-in shower, stainless steel fixtures, and a toilet.

The second upstairs guest suite is similar in its design. It features a queen-sized bed with a custom log pole bed frame and comfortable linens & bedding, two nightstands with la amps, a ceiling fan, an extra large dresser and closet for all your storage needs, and its en suite bathroom. The en suite bathroom offers guests a walk-in glass shower with sandstone tiling, granite countertop with Kohler sink, bronze finishes, and toilet.

The loft features a custom queen-size Murphy bed, a deep lounge chair, a footstool, and a dresser for storage. The loft bedroom looks out onto the family room and is ideal for larger groups traveling to Park City.

Head back downstairs to the first floor, where the other suites are located, and access to the 2-car garage and HE washing machine & clothes dryer are situated. The third guest suite has a queen-sized bed, closet, and a large wood dresser. The fourth suite features two two beds, a large and a large dresser closet and shares the fourth bathroom with the other downstairs bedroom. The fourth bathroom was also recently renovated, like all the rest, and has a dark granite countertop with a Kohler sink, stone tile flooring, bronze finishes, a bathtub, and a shower.

We are located just a short walk (just 250 yards, to be exact) to the base of Park City resort, truly the best location to enjoy all the local activities, events, festivals, outdoor creation, and more that Park City has to offer!

ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Please note this policy does not apply to homes listed as "pet-friendly."


Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.
Safety is our top priority. If you are staying at a home with a private pool or hot tub, please abide by the following rules. They are in place for your protection.

  • Please do not use the pool or hot tub if you are under the influence of alcohol or narcotics. 
  • No animals are allowed in the hot tub, pool, or pool area*
  • Please do not bring balloons or confetti in or around the pool or hot tub*
  • Please do not add any chemicals to the pool* 
  • Absolutely No Swimming During a Thunderstorm
  • Do not add anything to the hot tub or pool - this includes bubbles, scented oils etc*

Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing. 

Violations are subject to immediate eviction without refund.

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

We really enjoyed the location. The house was nice. The shower heads in all bathrooms need to be cleaned well. With the build up it was hard to get a good flow of water. We had a lovely stay at 1177 over the weekend. We had 8 adults staying in the space and there was plenty of room for us all. The hosts were very proactive, the townhouse was as advertised, and it was exactly what we were looking for. You can't beat the location to Park City Mountain Village and town--both very walkable. We were able to get around easily without a car and were very happy with our stay. Would definitely stay here again. ____Highly recommend. Great for large groups of friends or family.

The home was very cozy and close to the slopes and shopping. We had a ladybug infestation on our second day in the Master bedroom and bathroom and they also got in our luggage which was a bummer. We were not able to use the fireplace during our stay because the remote could not be found anywhere we were told to look. Also, no kitchen garbage bags were provided or coffee grounds. It's a beautiful home and Dori was very friendly and tried to be responsive to our needs. Overall, we enjoyed our stay but given the few challenges we experienced it was expensive.

We had a wonderful time. We arrived on one of the hottest days and realized there was no AC. The place was incredibly clean especially during COVID. We opened up the windows to cool the place down. Most of the windows did not have screens but that didn’t seem to bother any of us. Loved the mountain air throughout the house. It could use better chairs for the patio. They were all kind of broken when we got there. We borrowed camping chairs from my brother for the rest of the trip so we could enjoy the view of the mountains. Overall we had a great time. Fantastic location! Thanks

The home and location were perfect for our college roommates reunion. We had plenty of room and with the multiple levels it really felt like everyone had their space. Great hot tub! We LOVED being able to walk to dinner and shopping downtown. The house managers (iTrip) were super nice too, they even helped us arrange grocery delivery before we arrived and were flexible with checkout times.. All around great hosts. I highly recommend this home .We're already planning our trip for next year!

The place is fantastic, large spacious and had all the conveniences of home. The place was clean and well maintained. It was very close to the mountain resort, but the residence is located on a hill, that makes for a fun walk after a hard day of skiing. This place ruled. My friend's and I visited during the summer and the walks to town, about 10-15 minutes depending on where you're walking, were never bad. The place was clean, nicely furnished, and exactly what we needed for our stay. When I inquired about being able to play music on the speakers the management company went above and beyond by providing us with a bluetooth speaker. Would highly recommend for any summer travels.

iTrip and their team was an amazing host - they communicate well and always responded quickly which is so helpful. The house was immaculate and a perfect stetting for us to hold a management meeting amongst 4 people. More than enough room, very clean, about a 6 minute walk to Main Street and overall just a great place to stay. I Highly recommend!

This condominium on Lowell Street was absolutely FANTASTIC! It was super clean, had every household item we needed, and the location was perfect! Our family of 6 had plenty of room to spread out and loved hanging out here for 5 days! We would definitely stay here again!

Good units for big groups

Great units, lots of big rooms, tonnes of space. The kitchen is well sbig and well stocked. Lots of open space on the main floor. Our biggest issue was the BBQ. The BBQ grease tray had not been emptied and there was a pool of grease under the BBQ after our first use. The BBQ's also didn't produce much heat, with the setting on high, it barely got up to 200 degrees. All our steaks ended up being cooked on the stove top. Also, it is not as easy to walk into town as the map suggests. It's a steep climb back to the unit, but only a $7 Uber. Overall, very impressed with the unit. I would go back there again.

Stayed here with a group of 8 guys for a bachelor party. Most important takeaways are as follows: -Enough sleeping space for at least 8 (1 shared bed, 1 on a couch) -House was clean, had all necessary amenities (towels, toilet paper, toiletries, plates/utensils/glassware/coffee/filters etc.) -Convenient location to main lift - it's a 5-10 minute walk down the hill to the base. -Convenient location to Park Ave / Main Street where all the restaurants, bars, and shops are (15-20 minute walk or a ~5 minute Uber). On the downside, the hot tub didn't work upon arrival but we were able to call management and they had someone come out and fix it within 24 hours. Overall we enjoyed our stay and this house is a great option for a larger party looking to have convenient access to the great skiing and entertainment nearby. Would recommend to friends and family.

Short version: Great place, reasonable price for the location/season. Would rent again....however: Pros: - Great house for any group or family/families...it's cozy, comfortable, fully equipped, clean, and better and bigger than it looks in the pictures - Great location:...3 minutes walk to the mountain and 10 minutes walk to town. - The jacuzzi actually works! Cons: - Management Company: Nice enough, but tough to get in touch with and very slow to respond. Just operates like a big company...there is no management office, nobody is on site or in town to help coordinate anything or get anything done quickly. As a specific example, the garage door is the main entrance to the house and only entrance upon arrival. Management company provided the wrong garage door code in the welcome email (luckily only off by 1 number so we were able to figure it out). And then the garage door stopped working after 3 days and it took more than 24 hours for management to come fix it.

This house is great for an extended family reunion. Walking distance to town and base of Park City Mountain allows for maximum flexibility for a large group. Nice layout for a group and a private hot tub is a nice addition. Kitchen is a bit under equipped but management team was very responsive to requests.

Great home... just needed some basic maintenance

This is a large townhouse with a great layout for large groups. Very close to Park City lifts. Walking distance to Main Street shops. We found the home just needed some basic upkeep to be a 5 star property again. The door handle was not secured and would fall off when trying to exit a main door. The dishes and especially the cookware in the kitchen needed to be rewashed/ scrubbed before being used. Bathroom faucet was coated with water scale deposits and did not flow smoothly. We were not able to turn the TV on in the living room until the last day. The manuals were outdated and did not go wiith the current cable box or TV. Only 2 of the 10 hot tub jets functioned.

Well appointed house on a great location

The house is as pictured and was clean and well stocked- great location in short walking distance to PCMR and Main Street. Everything in working order. Our only complaint was that the road leading up to the condo was under construction (& completely torn up) and we were not made aware of it- this is obviously a short term problem and not the condos fault but we should have been told.

Nice house

House was clean and well appointed and the location is great for easy access to PCMR and Main Street. No A/C but there were fans in the bedrooms - it was very warm in the house but it was a heatwave weekend. Hot tub worked fine and rooms were as depicted. The weekend we were there, the road leading up to the condo was not only closed but practically impassable. We were not advised of the problem or told where to park- .also the garbage in the garage hadn't been collected due to the road- these are temporary problems obviously. Also I emailed and called the property mngmnt company to see about early check in- no response whatsoever. I also emailed about the road and received no response- if you are planning on renting in August check Elsewhere to see about the road repairs

Great location and lots of space. We loved that we were very close to the main ski lift. The house was great for our family with multiple levels for privacy. We could walk to Main Street for more shopping and food.

Went to 1177 Lowell Ave for a guys' weekend out/ reunion in Jan 2017. This place is terrific -spacious and very well maintained. I was worried, despite the pictures, that it might be a little small. No worries. The couches in the living room are the size of twin beds. The kitchen has a lot of space. Massive bed in the master, and the other rooms are plenty spacious. Perfect for 2-3 couples with 4-5 kids. Hot tub was al ready for us. Empty garage for your car if you need. Washer/dryer. And we walked to/from the slopes each day!!! Great value, since the company lowers the price for weekends with less demand. Terrific experience all around.

The layout of the house is wonderful for multiple families. We liked the privacy of the different levels with a comfortable living room area. We were impress d with the 40 inches of snow that fell, that the parking area was always plow d and we could get the cars out. We had a great time. Our only concern was th lack of supplies. We ran out of soap, toilet paper, paper towels, and Kleenex. For the amount of money we paid for the accommodation, we would have appreciated not having to purchase extras. Thank you fo the wonderful week.

The winter season has been exceptional so far and we're happy that we could manage the home to your expectations while you were on-site. Regarding the initial set-up of the property, we do stock the home with a full set-up of initial household supplies - toilet paper (3-4x per bathroom), paper towels, sponge, dishwasher soap, laundry detergent, tissue boxes, garbage bags, shampoo, body wash, conditioner, bath salts, etc. We used to leave more on-hand, but unfortunately the rare Guest would leave with everything and anything they did not use and then some - perhaps having more is more tempting, so restocking became even more of a challenge as you can imagine. Had we known, we would have been happy to drop off more supplies, but wanted to clarify the situation for you. We sincerely appreciate your business and recommendation of our property and services. Also our thanks for your feedback on supplies and we will again try it out and leave more supplies on-site and see if it works better this time. We hope you choose to visit Park City again soon. 1177 Lowell Ave Park City UT House was barely a Thrre Star. No garage door for in & out. Fixed last afternoon there. Two showers had no hot water. Hot tub needed to be cleaned. Poor lighting in main rooms. Furnishing just ok compared to our ten years coming to PC. UT.

With regards to the garage door, we did have to replace the remote opener for you during your stay, but there is still a garage door keypad that can be used (if something like that happens), so that access is still available. We did identify one shower where there was no hot water and it was because the shower dial was damaged - likely due to wear and tear or just one strong pull on/off - so thank you for bringing that to our attention. Hot tubs are serviced 2x a week by the on-site property manager and drained regularly, so I'm not sure what more we can do in keeping it cleaner.
