- Smoking is strictly prohibited. Guests will be fined and immediately evicted if there is any evidence of smoking found anywhere in this home.

- No pets allowed!

- Please NO PARTIES, EVENTS, PERFORMING ARTISTS OR BANDS ARE ALLOWED AT ANY TIME. These are cause for eviction with no refund and may damage our ability to offer the home for future guests exposing you to liability.

- Visiting like a local means being neighborly. Please be respectful of the owner's home and considerate to the neighbors at all times!

**** Explore Plum Island - by foot, paddle or pedal.

Plum Island is a 6-mile long barrier beach that extends south of Newburyport. Most of it makes up the Parker River Wildlife Refuge, which is visited seasonally by nearly 300 bird species.

Walking on a beach across a National Wildlife Refuge, hearing the waves crashing on long, sandy beaches, watching birds and deer nearby…

A walk is a nice introduction to the extraordinary diversity of the Plum Island scenery. Take a walk both on the beach and on the main Refuge road, which offers wonderful views on the Plum Island River marshes and the Broad Sound.

Plum Island creates a nice protected bay which leads to marshes along the Parker River - take a kayak tour through the marshes.

We had a fantastic stay at Artist’s Perch! Everything was beautiful and easy. We are originally from the area, so we knew what to expect in that regard. We were traveling (off season) for a family party. My husband and I were with our 3 children - 14, 11, 8. The house was spotless, bright and airy. Everything seemed brand new. Easy directions for all of the house functions. I loved the location. We were in downtown Newburyport a lot, but also the beaches. Gorgeous views. We highly recommend this property! One tiny complaint might be concerning the 3rd bedroom / sleeping situation. As advertised it is a den/ office with pull out couch / futon. It was ok for our son, but not all that comfortable. I certainly would not want to put 2 adults in there to sleep. Otherwise all was great and Liann was a wonderful host!

This property was fantastic! The entire property was updated and clean. The linens were of great quality to make for a wonderful night’s sleep. My friends and I relaxed on the outdoor porch overlooking the marsh for hours. Liann was extremely helpful and quick with responses to our inquiries. One of the best properties overall!

We highly recommend this lovely home in Newburyport. The views were outstanding...fireworks right outside the living room windows on Saturday night. We are an extended family of 6 and everyone was comfortable and cozy. Beach and downtown were nearby so no need to travel far. Downtown has some good restaurants and the Gelato shop was a hit with the grandkids! Our check in was smooth, Liann was helpful and attentive making us feel like we were in good hands. Enjoy!

This was a beautiful home with 360 views of the marsh. Very comfortable, good location, great for two couples. The kitchen had all the necessary items needed for cooking and dining. Also the property manager was great, she will get back to you quickly when contacted, and is very accommodating with any requests. Unfortunately we had 3 couples and there are only two bedrooms upstairs. There is a den with the type of "couch" that unfolds into a bed, but it's the most uncomfortable mattress complete with a board down the middle. I wouldn't recommend sleeping on it. Also, for the hefty price, it could have included some simple amenities such as soaps in the showers, dish towels, trash bags and some paper products. It also would be nice to have an outdoor table and chair set on the big deck. You're going to want to spend time out there watching the sunset, and there is no furniture to eat on. Only 4 cheap Adirondack style chairs that you will find in the entry room on first floor. If you've got two couples, want a short drive to the beach and downtown Newburyport, it's expensive but a nice choice. Really needs that deck furniture though!

Thank you Donna for your thoughtful and thorough response. We greatly appreciate all feedback. So delighted that you enjoyed sunsets from the deck. This home has that rare combination of decks on both the sunrise and sunset side of the home. With the expansive views, it's a bird watcher's paradise as well. Lighter Adirondack chairs were provided to easily carry them from one deck to the other. Thank you for the advice about a dining set. I am so sorry that some of the guests were uncomfortable with their bed. Please know that we will happily deliver a queen air mattress upon request. If only you had mentioned that your fellow visitors were uncomfortable, we would have delivered the air mattress as speedily as we delivered the extra sheets. I am surprised by some comments about welcome and starter pack . Did you enjoy the wine, water, & chocolates? Our starter pack always includes: toilet paper, paper towels, tissues. & trash bags, We supply hand soap by all sinks, and dish soap in the kitchen. I've wrestled with including soaps & shampoos. With so many allergies, I thought it better to supply dishwasher and laundry detergent instead of personal hygiene items. Please know that 2 kitchen towels are always left conveniently hanging on the dishwasher & stove.

The house is new and gorgeous, with an amazing view. The kitchen is well equipped, the living space is comfortable and homey. We enjoyed the view from the bedroom and large balcony. It is a perfect place to have a gateway. We had an amazing stay here. Definitely recommend it.
