Very unfortunate this family came to lovely New Hampshire, stayed in a beautiful waterfront home 50 steps away from a refreshing lake in a private cove and had such an unhappy experience. They paid a new to market rate, much lower than market value, but were appalled upon arrival that there was no Air Conditioning. (NOT ADVERTISED ANYWHERE) not common in waterfront homes here in NH. Unfortunately they spent the first 2 days of the one family vacation they take every year (their words) combing through the house trying to find the smoking gun that would force the management/family to put them elsewhere at their expense. they asked for more fans, but were told none were available as they were in use by other guests during an unusual heat wave. Additional fans are not the managers expense as there are 5 in the home as well as some ceiling fans. They advised us they were property managers themselves, but were unaware that cancellation for any reason inside 30 days is nonrefundable and not the owners expense to reaccommodate for a feature not advertised or available. Unfortunately the above mentioned bullet points are inaccurate. the manager arrived a day later to replenish the essentials. There was a roll of toilet paper in each bathroom prior to arrival, and the home was spotless as it was cleaned that very morning by a reputable cleaning company with 5 star reviews. NH in summer can be a challenge with bugs near water. The family upon arrival found one of the two bathrooms on the second floor out of use from previous mishandling of the septic by another renter, and brought it to our attention the same day we showed up with essentials (day 1) as they arrived late Saturday night. The manager came to replenish essentials and requested they use the next bathroom down the hall on the same floor until it was resolved. the manager had it fixed within minutes, ( they mentioned it was out all week, this was not the case) with a simple plunger. This family told management the guest experience was up to them and the family to provide as they are property managers themselves. Again, a bit surprised at this. When the microwave didn't turn on so they could heat up dinner, they sent a frantic message the breaker was blown. a property managers first recourse to an appliance out of use is to check the plug. The manager hit the reset button and the microwave turned right on. no breaker issue at all. When we tried to accommodate their requests and reassure them we were sorry they were uncomfortable, we were met with silence and walking out of the room. Management arrived within 30 minutes to reset the plug for microwave use. Every complaint was met with resolutions. The home is still young, but things do need makeovers after a certain period of time. they claimed the lower level was uninhabitable from a musty smell. This is common in New England homes. We kindly asked them to keep wet towels we had just bought off the floors as this causes the musty smell they complained of, but when we arrived to fix the breaker (plug reset) we found many towels left wet on the floors along with wet clothes, contributing to the musty smell they say they experienced. The manager was sympathetic to their plight, but taking fans from other renters during a heat wave is not a viable request. I checked on our new guests this past Saturday and all the water accessories were in use and working just fine. There was little we could do to turn this familys experience around. Managers and homeowners cannot be held accountable for for renters lack of due diligence on initial home features. As far as the family overhearing a conversation by the manager. the manager does not bring the phone into the home when meeting guests, so we are unsure where or if this conversation took place. We wish them Well on their next vacation. Being new to the market, the home has had 8 renters so far. find our 5 star reviews on Air BnB, and Homeaway. Management
