THE SPACE
This coastal waterfront oasis has been completely renovated & freshly decorated for your Sunshine state adventure. This home is set up as the perfect location for the experienced angler, or to get out on the Gulf of Mexico & take in the beautiful Florida coast in all of its glory. With water access right off the back patio, this is the perfect place to drop in your kayak or paddleboard to get out on the water! Please use caution when launching any type of watercraft from the floating dock. Robert J Strickland Park known as Hudson Beach to the locals is less than a mile from the home provides swimming in the gulf, sunsets on the water, picnic tables for group gatherings, boat ramp to launch your boat & Sam's Beach Bar a local favorite!!
**Please note, there is a dock on the property, but there are not moorings or ropes available to secure a boat or watercraft to the property's floating dock, make sure you have your own ropes. There is a public boat ramp at Hudson Beach to put in your boat.**

✦✦Depending on the booking site, Cleaning fee may include a Limited Damage Waiver fee which covers damages reported to the host in writing BEFORE checkout. This fee is included with the cleaning fee. Specifics of coverage will be laid out in the rental agreement sent once reservation is confirmed.
**Stays over 14 days will be charged an additional fee of $50 for each additional week, this fee will not be reflected in your initial reservation but will be added after your reservation is accepted.***
HOUSE RULES -
1—PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.
2- Tenant & any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3—Pets are permitted. Please ensure to clean up after your pets. Pets are not permitted on the furniture, there will be an additional fee if pet fur or accidents are found within the home. If unapproved pets are present you will be charged an additional fee for cleaning.
4 - Please only park in the location designated in your check in procedures, failure to park in the designated location could result in your car being towed.
5—Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6—Smoking of any kind is not allowed in the unit and if detected there will be a $250 charge.
7—Tenant agrees to leave the premises and its contents in the same condition, neat, clean, & tidy, as Tenant found the premises to be upon move-in. Normal wear & tear is expected however excessive dirt on floors, rugs or furniture may require additional cleaning and charges will apply.
8- Please only flush toilet paper in the toilets, flushing anything like feminine products, wet wipes, plastic, etc... could result in potential fees charged at the end of your stay, please report plumbing issues to your host immediately.
9—Please use black makeup towels provided. If towels are stained, there will be a charge of $5 per towel charged upon checkout.
10—Furnishin
This property is waterfront with direct access to the Gulf of Mexico. If Kayaks are onsite, they are provided for your use, but please use lifejackets provided for safety, and secure them when not in use. Please be safe and use at your own risk.
**PLEASE REVIEW REGARDING DOCK USE** The canal is usable for powerboats, we are unable to confirm the depth of the canal based on the ever changing coastal Florida weather which can be unpredictable. While traditional moorings are not available, you are able to tie your boat to the floating dock, boat lines are not provided. Use at your own risk.
