ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Experience innovative kosher cuisine, including traditional Sabbath meals on Friday evening at Bistro Kosher Deli, located in the Silverado Lodge. The restaurant will be open for the winter season in early December. Attend orthodox synagogue services in a small Shul adjacent to Bistro — offering Sabbath services conducted every Friday and Saturday and additional services during the week — all within walking distance of all Canyons Village properties.

Please note this policy does not apply to homes listed as "pet-friendly."


Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.
Safety is our top priority. If you are staying at a home with a private pool or hot tub, please abide by the following rules. They are in place for your protection.

Pool Safety Rules

  • Please Enter / Exit The Pool Safely 
  • No glass in or near the pool or hot tub
  • Please, NO running, diving, or horseplay around the hot tub or pool 
  • Please do not use the pool or hot tub if you are under the influence of alcohol or narcotics. 
  • No animals are allowed in the hot tub, pool, or pool area*
  • Please do not bring balloons or confetti in or around the pool or hot tub*
  • Please do not add any chemicals to the pool* 
  • Absolutely No Swimming During a Thunderstorm
  • Do not add anything to the hot tub or pool - this includes bubbles, scented oils etc*

Quiet Hours

Quiet hours are from 10 pm to 8 am*

Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

As indicated on the rental agreement, all iTrip Park City properties have a strict no-party policy. 

For everyone's safety, do not exceed the listed max occupancy of the home and amenities.

Unless otherwise listed, quiet hours are from 10 pm to 7 am. Please observe them and be respectful of the home and neighbors. 

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing. 

Violations are subject to immediate eviction without refund.

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

A great place for a family of four on a ski trip. Gave us the ability to cook a great breakfast in the morning, the shuttle from the condo to the hill was easy, and a comfortable place to return to after the day on the hill.

Thanks for the great experience! A few too many iTrip or Explorie messages, but hardly a dealbreaker. (Many of the activities we wanted to do weren’t offered, so getting reminders to sign up was slightly annoying.) Check in was super easy, responses were prompt, and the unit was stocked with just enough to get buy so we weren’t forced to buy salt/pepper/spices, coffee filters, and even ziplocks/foil. It’s the little things that make a week away for a family of 6 just a little easier.

Very nice accommodations and convenient to mountain. Very pricey for the value but busiest week of the year. Shuttle service in and around the units is worthless and ended up walking most everywhere. Parking has been great which has been nice. Adjacent units do seem a little noisy but nothing crazy. Management team does an outstanding job checking in before and during the stay which has been very nice as well!

We were pleased with the property and fortunate with the weather conditions (lots of snow) though unanimously the sheets and bedding weren’t the most comfortable! Loved the coziness, warmth if the fireplace too. Most areas were as pictured besides the two sleeping areas upstairs. Both are open areas and the area with two twin bed’s is tight for two people (fortunately only one occupied area), difficult if you’re used to your privacy. The “ITrip” promotional perks were all unavailable including the Canyon shuttle , this was highly disappointing! Every time we’d call they were very friendly, always offering to help/assist with bookings, but nothing ever available the entire week! The family did enjoy the accessibility of the community center with hot tub, pool , and sauna after a fun day on the slopes!e loved the proximity to the slopes, High West Distillery and Saloon, and downtown Main Street! Utah is such a clean and beautiful state! I’d give the location four stars if however because of the over promise and under delivering of amenities I’m giving a 3!

Everything was as promised. Clean, Comfortable & Relaxing. Condo is in a great location--close to everything you would need. Public transportation is a definite plus. Because of that fact, we used a car service from SLC and saved a ton of money by NOT renting a car. We would stay here again.

So far everything is great! Shuttle makes trip to lift easy. We took advantage of the free ski rental and they arrived in-time this morning. VERY glad there was mountain shuttle service. We tried the walk the first day and the kids were not happy. App for shuttle was super easy and convenient. Pool was spectacular. Very happy with everything! Unfortunately, the coronavirus hit and interrupted our trip. So, three days in a town that shut down completely and no open pool was hard. Would be nice to have suggestions of walking trails in the area.

We went for a 4-day ski trip and the place serves our purpose mostly. Location 5-star. Cleanness 4-star. The title "remodel" is misleading. The kitchen island may be "remodeled" but everything else is quite old. All carpets are very old. In the whole description, it did not mentioned the washer and dryer are located at the clubhouse which takes 3 minutes walking (or 1 minute driving). In spring/summer days, it should be ok to do 3 round trips for the laundry+drying. But during ski trips, sunset is early, the road is icy, and it's likely to be snowing. Walking/driving to the laundry room is a big hassle. I met several people in the other units and some of them have in-unit laundry. We expected to do laundry so we packed light. We all ended up wearing the same thing for days, rather than taking the hassle to go to the laundry room. Considering most airbnb/vrbo posts explicitly mentioned washer/dryer out of the unit, I would say this is intentionally misleading.

It's close enough to the village so that snowboarders in the group can just walk up the hill to the Canyons base. It's only a short walk down to the Cabrio if that's preferred. The cooking implements and infrastructure are great; two of us cooked breakfasts during our stay and I found the kitchen not the least bit frustrating. Plenty of room to spread out and have good conversation. Wireless worked great. Fantastic experience, and I'll be back!

My 4 friends and I stayed with iTrip for Sundance weekend and the place was as beautiful as advertised. Everything was clean and there were adequate kitchen supplies, toiletries and towels. iTrip was also very helpful in answering questions and linking us to discount lift tickets etc. And we all loved the electronic lock system. We were just sad that we couldn't make better use of the place given how hectic our schedule was. Would definitely recommend this place to anyone, especially if you want to ski at the Canyons since it's right next door!

The Red Pine Condo was a perfect stay for our Ski Trip. Everything was clean, organized and convenient. All the linens were clean and the beds comfortable. The kitchen was stocked with all utensils and anything else you need to make breakfast/lunch/dinner. The unit is a 90 second drive to the gondola for The Canyons, and it took us about 45-60 min to reach Alta and Snowbird. Great place to stay and will return on subsequent trips to Park City.

We really enjoyed our stay at iTrip's Red Pine Condo. It was clean and in a great location very close to the Canyons resort (although a little further from the cabriolet than I expected). The price is reasonable, and iTrip was extremely helpful and easy to communicate with. I would stay here again if I ever return to the area. The kitchen had lots of pots, pans, and cooking utensils. We were happy that items such as sugar, paper plates, etc were in the pantry from previous guests, and we left some non-perishable items for future guests as well. The fireplace was nice, and we enjoyed access condo's hot tub and laundry room.

My group and I really enjoyed our stay at the Red Pine Condo. iTrip made it simple to check in, and the condo had all the essentials that we needed. We had plenty of room for five of us. The kitchen had plenty of utensils, pots, and pans for us to make meals at the home. The location of the condo made it simple for us to travel down to Park City via shuttle, and it was an easy thirty minute drive down to Salt Lake. We would stay with iTrip again if the opportunity arises.

Red Pine condo is an outstanding location. We got snow on Christams day which was perfect. The sceneray is spectacular. The Condo was well set up and easy to use. Easy access to Park City historic section and the shopping area at Kimball Junction. Very cosy, clean and well presented. Area was quiet - neighbours were friendly . More than happy to recommend to families

The apartment was pretty nice. We were hoping to be close to Westgate and boy were we! Perfect location to be close to all our family without spending a fortune. It had everything we needed. We just stopped and got stuff like coffee and creamer and a few breakfast things.

Great Condo

This is a great Condo that is a short walk 10-15 min to base of Canyons Village. We had two couples and it accommodates us well. There is a open style loft with a bedroom/ bath and an accessory small room to house a few if needed. I would not want to have this for a third couple due to open room style. This saves a good portion of your lodging from resort prices. We did not use the pool or hotub but a 5 min walk. I would use the grocery service as that works out well! Owners was attentive to questions. It’s a quite place and some long term residents so staying up late and making noise did disturb some neighbors. Sorry! Overall it’s a gem of your looking for a base lodging for skiing that will avoid resort prices. It is not truly ski-in ski-out but it’s pretty close!

Nice place, one or two quirks

First of all, the good: This condo is in a great location, easy to get to, well stocked, comfortable, and a nice home away from home. The sitting room downstairs is comfy with a nice flat screen and a comfortable sectional to sit on. The kitchen has all the utensils you would ever need. It even had a small toaster oven stowed in one of the cabinets that I was able to use to reheat some pizza. Plenty of beds; we had 3 kids with us and they were all very comfortable. My son loved having a king sized bed all to himself in the loft area. Two bathrooms were nice, and on a whole the place was quite clean. Only had a couple of complaints, both having to do with the security of the doors. The sliding glass door leading to the balcony would not latch; the only thing keeping it from fully opening was a wood pole in the track. There was a security latch, but try as we might we could not get it to make up. The door would slide open several inches before hitting the wood pole and we were worried about leaving valuables in the condo. We packed all electronics whenever we left just in case. The front door was extremely difficult to lock/unlock. When we arrived it was cold, and the bolt on the lock would not retract and let us in. I had to jiggle and jostle the door for almost 5 minutes before finding the right combination of moves while entering the combination. Upon opening the door, I found out why. The jamb was damaged, looked like maybe the door had been kicked or pried open at some point. The first time we left and tried to lock the door it was the same process as opening it. Took several minutes before we could finally get the bolt to extend into the jamb. These were the only two issues we had, not enough to ruin the vacation at all, but enough to deduct one star. If not for these two issues, I would have happily given 5 stars, it really is a nice place for a great price. We would stay there again.

This condo was very comfortable for the six of us. Parents and 4 young adult children. Double sink area with 1st floor bathroom made it easy for getting dressed in mornings. Kitchen has everything you need. Laundry located in clubhouse which is only a short walk. Short walk (uphill) to slopes or ride up from the cabriolet. Quiet at night. Recommend having a car since bus stops not real close.

We enjoyed our stay and overall would go back again. Good value, decent space. Nice BBQ outside, dishwasher, two full bath make it great for one family. Not spacious really, small tv. Missing the pool card for 24 hours and a heavy smoker next door were the main complaints.

Canyon Resort Red Pine

The condo pictures are not as good as being there! The views from the deck while enjoying breakfast or evening BBQ are amazing! All the comforts of home in the condo including Wifi (a necessity ). The swimming 3 swimming pools & two hot tubs are a plus! So much to do at Canyons Resort and the Park City area! We'll be going back to stay!
